The Role:


Building Operator/ Repair & Maintenance Representative is responsible to ensure buildings are well maintained and in good working order by managing HVAC, maintenance, tenant service and support, and all repairs listed below.


Primary Responsibilities:


  • Work with the team to provide overall support to base building and tenants services for the Commercial Portfolio
  • Perform general cleaning, snow removal where services are not met or performed by contracted vendor, trade, GC.
  • As required, plaster, drywall, paint, plumbing, electrical and carpentry:


  1. Drywall repair and installation – preparing walls.
  2. Replace and repair ceilings / tiles / T-bar
  3. Repair floors / stairs
  4. Patching and painting where required
  5. Repair and installation of doors / entry frames
  6. Light demolition work
  7. Attending to plumbing concerns / minor plumbing repairs
  8. Addressing minor electrical – installation of light fixtures, duplex outlets, light switches


  • Oversee and supervise contractors in the building for contracted and non contracted work
  • Responsible for accessing MRI Angus, addressing, and closing out work orders including timely resolution.
  • Operational & Technical troubleshooting as necessary
  • Collection of rents and drop off tenant notices/letters as required.
  • Responsive, anticipating tenant needs and respond in agreed timeframes to create positive tenant experience.
  • Communicate with Head Office & Leasing, helping to onboard and offboard of tenants (move-in), address day to day needs, including keys, elevator/freight access, signage, and interior space requirements (blub changes)
  • Participate in regular interior and exterior round check to the building, common areas (washrooms, parking), exit/entry points for security, and recommend building improvements.
  • Perform regular inspection/maintenance duties, including filter replacement, on building equipment (including pumps, fans, boilers, chillers, and motors) as part of a comprehensive preventative maintenance program.
  • Update administrative paperwork including building reports card, equipment/inspection tags
  • Participate in completing and updating annual building operation and construction manuals
  • Daily monitoring of Fire Safety systems to ensure equipment is fully functional.
  • Monthly testing and maintenance of Fire Life Safety systems within scope of the Fire Code
  • Assist insurance general contractor with annual fire safety verifications and testing
  • Assume/initiate corrective action for operational problems, including thinking out of the box
  • Recognize and acknowledge this role is a 24/7 on call, that may require responding to afterhours building issues and emergencies from time to time
  • Assist at other locations in the Commercial Portfolio within the company as requested
  • Participate as a team, set up and take down Tenant appreciation events; BBQ, Holiday, building operator lunch and learns and Company events, as required
  • Perform other duties as assigned


Qualifications:


  • Team Focused
  • Safety first and “can-do” attitude
  • Must have a valid Canadian driver’s license.
  • Post Secondary, College or Trade School diploma an asset
  • Building operator experience an asset
  • The ability to perform basic repairs in walls, ceilings, floors, stairs, doors, and light demolitions
  • Basic understanding and the ability to triage perform minor electrical, plumbing, and mechanical systems repairs
  • Knowledge of building codes and safety standards as set forth by the provincial and federal governments.
  • Knowledge of Microsoft Office – outlook and word
  • Must have:


  1. Strong problem-solving skills.
  2. Excellent good communication and interpersonal skills
  3. Good command of the English Language
  4. Excellent customer service skills.
  5. Detail oriented and have good scheduling skills.
  6. Proficient and knowledgeable with using tools associated with the job.
