Located at Broadstreet's Head Office in beautiful Campbell River or Broadstreet's Regional Office in Winnipeg, the Development Coordinator’s role is to act as the File Lead in the preparation, application, and approval for a range of development applications including rezoning, subdivision, development permits and building permits. Under the direction of the Development Manager, the Development Coordinator works as a member of the development team that includes in-house designers and external technical consultants on all aspects of the design and approval process including research, site/building plan coordination, application preparation/submission and deadline management for both the consulting team and approving authorities for multi-family and mixed-use projects across Western Canada.
This role can accommodate a candidate in Winnipeg or Campbell River
Responsibilities
- Coordinate the work of the in-house designers and external consultants to assemble necessary documentation and plans for submission.
- Organize and prepare the materials required to apply for various development applications including development permits and building permits.
- Research and interpret municipal and provincial policies and identify potential challenges or opportunities related to development approvals.
- Establish and maintain positive relationships with city planning departments, local government officials, and community stakeholders.
- Engage in negotiations with city officials to address any concerns or objections related to development applications and work towards solutions to overcome challenges.
- Manage external consultants working on the development applications to ensure timely delivery of materials required for approvals.
- Monitor and ensure ongoing compliance with all applicable regulations throughout the development process.
- Maintain accurate records of all communications, approvals, and documentation related to development approvals.
Requirements
- Post-secondary education in Urban or Community Planning, or an equivalent combination of training and experience in real estate development
- Must be knowledgeable in the municipal planning process, including zoning bylaws, statutory plans, policy plans, etc.
- Effective organization and project management abilities to handle multiple tasks simultaneously.
- Excellent communication and interpersonal skills
- Well-developed research and analytical skills
- High level of proficiency with Microsoft Office

Summary:
The Senior Real Estate Financial Analyst, Asset Management, supports the planning, execution, and financial performance monitoring of MMIs real estate investment and development portfolio. This role plays a key part in underwriting, financial modeling, reporting, forecasting, and analysis to drive data-informed and strategically aligned decisions.
Working cross-functionally with property management, brokerage, development, and finance and accounting teams, the analyst ensures timely, accurate, and insightful reporting to support portfolio performance and growth. This role combines technical financial skills with a strong understanding of real estate economics and investment fundamentals. The position combines both strategic and operational aspects of commercial real estate investment and debriefs on lessons learned and outcomes to continuously improve as the organization scales its growth.
This role reports directly to the Vice President, Asset Management, and works closely with various internal teams, external partners and investors to ensure successful execution.
Required Skills and Abilities:
- Post-secondary degree in Business, Commerce or a related field; a combination of education and related work experience will be considered.
- Chartered Professional Accountant (CPA) or Chartered Financial Analyst (CFA) designation considered a strong asset.
- Minimum 3-5 years of direct commercial real estate experience, with some exposure to property and development management.
- Strong financial acumen, including budgeting, reviewing financial modeling and proforma analysis, as well as cost forecasting.
- Experience with transactions, due diligence, portfolio management and underwriting, in a commercial real estate setting.
- Knowledge of the Manitoba real estate market.
- Demonstrated proficiency with financial and investment management systems (Yardi, Argus, and Juniper Square).
- Intermediate to advanced skills using Microsoft Outlook, Excel, Word and other Microsoft Office programs is required.
- Project management skills, including a foundation understanding of construction processes, risk management, scheduling, budgeting in real estate development, and the ability to manage multiple projects simultaneously is considered an asset.
- Strong communicator (verbal and written) with a collaborative mindset, dedicated to delivering impactful solutions that drive scalable, strategic outcomes. Duties and Responsibilities:
Financial Modeling & Investment Analysis
- Develops and maintains complex financial models and proformas for existing assets, developments, acquisitions, and dispositions.
- Prepares detailed cash flow projections, hold vs. sell analysis and financing evaluations submitting investment memos for internal review.
- Assists with feasibility studies and scenario modeling (i.e. Sensitivity testing, IRR, equity multiple and NOI, etc.) for investment, development and repositioning opportunities within the portfolio.
Performance Reporting & Forecasting
- Monitors and analyses property-level financial performance, including NOI, occupancy, leasing activity and capital expenditures, creating a annual and multi-year plan.
- Analyzes variances and key financial indicators to evaluate trends and inform asset strategies.
- Supports the asset manager in developing business plans, strategies and ongoing management of asset-level and portfolio-level forecasts.
- Collaborates with finance and accounting teams to validate data integrity and reporting consistency.
- Identifies trends, risks, opportunities to optimize portfolio performance.
- Prepares monthly, quarterly, and ad hoc financial performance reports across the portfolio.
Budgeting & Planning
- Leads the annual budgeting process for assets under management, in collaboration with property management, leasing, and development teams.
- Assists with capital planning and cash flow forecasting.
- Tracks variances between actual performance and budget and forecast, providing actional insights.
- Contributes to long-range financial planning and scenario analysis for the real estate portfolio.
- Conducts business in a fiscally responsible manner, considering budget and potential costs.
Transaction & Due Diligence Support
- Assists in due diligence for acquisitions, dispositions and financing activities.
- Reviews third-party reports (i.e. appraisals, environmental studies, lease abstracts, etc.) and assess financial impact.
Development & Project Support
- Assists in analyzing new development opportunities, including pre-development financial modeling and ROI projections.
- Monitors development budgets and support monthly draw reporting and lender packages.
- Prepares internal reporting packages that summarize project progress and financial performance.
Market Research & Benchmarking
- Conducts market research and comparable analysis to inform assumptions in financial models
- Stays informed of real estate trends, cap rates, valuations, and economic indicators relevant to the portfolio.
- Reviews and recommend strategies as necessary to mitigate risks and seize opportunities.
Presentation & Communication
- Prepares clear, concise reports and presentations for internal stakeholders and senior leadership.
- Presents financial analysis results to support strategic decisions across asset and portfolio initiatives.
Investor Communications
- Supports the preparation of investor updates, quarterly performance summaries, and presentation materials.
- Collaborates to ensure transparent, accurate, and timely communication of portfolio performance to investors.
- Assists in developing content for investor reporting packages and capital call or distribution notices.
- Ensures alignment of financial narratives with investment objectives and strategic goals short term and long range.
Legal and Compliance
- Collaborates with the VP Asset Management on legal related matters as needed.
- Assists with ensuring that compliance with all relevant regulations, including zoning, environmental standards, construction codes, KYC and AML, etc. are adhered to.
- Helps with managing due diligence and development checklists for all legal and regulatory compliance tasks (zoning, permits, environmental impact, etc.), related to the properties and developments.
