Job Description
The Canadian office real estate division has an exciting opportunity to join its Eastern Canada Asset Management team. This entry level role provides an opportunity for the successful candidate to gain experience and perform accurate and timely analytical support to Asset Management, Investments, Development, Senior Management and Leasing groups with respect to financial activities which impact the business. Direct involvement in the development of the annual Business Plans, Strategic Initiatives (Acquisitions, Dispositions, Financings, Developments, Appraisals) and regular analysis of operational performance.
RESPONSIBILITIES:
+ Prepare and maintain accurate cash flow forecasts, DCF modelling and property valuations, to evaluate property value for acquisition, disposition, development and/or financing purposes and assist in due diligence process.
+ Co-ordinate property valuations and leasing assumptions for existing portfolio as part of the annual business planning process and confidently present quarterly IFRS valuations. Regularly update and analyze (monthly, quarterly) and provide reporting on asset performance (e.g., variance analysis on asset returns, retail sales performance etc.).
+ Contribute to accurate, timely, monthly capital forecasting process in close collaboration and coordination with construction management, property management and property accounting.
+ Prepare timely evaluation of prospective tenant's financial covenant and NER calculation. Develop and implement tenant risk profiles for asset and portfolio analysis.
+ Assist with a variety of miscellaneous projects requiring financial decisions (e.g., redevelopment and re-leasing analysis, business evaluation, strategic initiatives).
+ Responsible for data collection and market research relevant to the Eastern Region (e.g., leasing and investment analysis statistics).
+ Assist with the development of co-ownership and corporate reporting packages.
+ Potential to provide support to the Brookfield Properties Development team with initiatives that directly sit under the Eastern Region Brookfield Office Properties portfolio.
+ Ad hoc analyses for management.
QUALIFICATIONS

Introduction
Our client is developing a large-scale energy infrastructure project in British Columbia focused on safety, innovation, and operational excellence. As an Asset Operational Excellence Specialist, you’ll play a key role in ensuring a smooth transition from project to operations and in embedding asset performance frameworks for long-term success.
Responsibilities
- Drive and support implementation of the Asset Management System (AMS) and continuous improvement initiatives.
- Collaborate across asset teams to support planning and assurance processes including MTO (Manage the Opportunity), Integrated Activity Planning (IAP), and Asset Improvement Plans (AIP).
- Support governance and performance improvement programs, working with joint teams from our client and key stakeholders.
- Contribute to the planning and coordination of asset handover milestones and the execution of a world-class Start-Up and Ramp-Up (SURU).
- Facilitate benchmarking efforts and improvement initiatives to drive top-quartile performance.
- Coordinate extended leadership meetings and ensure alignment on integration and readiness activities.
Requirements

Who Are You?
We are looking for a candidate that can be both office and site orientated. You possess a strong understanding of real estate financials, have a solid MS Excel background and have experience working with commercial/multi-family investments or asset management. You would be a critical thinker who pays strong attention to detail and can compile large amounts of data while being well-organized. The analyst is responsible for supporting the Development team throughout the project cycle, including completing market research, financial analysis and assisting in the creation of reports, presentations and business plans that will deliver value-added management for the portfolio. Aside from regular reporting, this role will support the Development team in oversight of the property management operations to understand and implement asset optimization strategies while driving its value through aligning with high standards of operational performance and improving the overall tenant experience.

What will you do?
Below are some of the primary responsibilities you will be taking on in this role:
- Work under the Senior Manager, Development to coordinate action items within the current Income Properties portfolio
- Oversee asset management responsibilities for Dream’s Income Properties portfolio in Western Canada
- Complete research on markets and specific sub-markets for opportunities based on our development strategy
- Prepare financial underwritings and backup data for ongoing and future projects
- Create and administer monthly reporting of KPIs and continuing to support teams in data collection relevant to the portfolio
- Help to coordinate, communicate and facilitate with property managers and development through the financing, onboarding, lease up and operations of new projects including capex items
- Assist in preparing monthly reporting to senior management and executives along with board memos and asset plans as required
- Track performance and other KPIs and prepare reporting materials to various teams
- Assist in the internal quarterly valuation process and annual 3rdparty appraisals
- Assist in establishing annual business plans and operating budgets with property managers for the portfolio
- Assist in maintaining a revenue management strategy for property managers to implement
- Provide support on all Income Properties asset management strategies, as necessary
- Attend meetings and coordinate execution of actions items
- Maintain portfolio databases
What type of experience do you have?
These are some of the things we would like you to bring to the table:
- 3-5 years of real estate property management and/or asset management experience;
- Bachelor’s degree in business, economics or real estate.
- Strong technical skills with a focus on real estate financial analysis and data manipulation using Excel;
- Experience with various Microsoft Office applications including virtual meeting platforms
- Strong attention to detail and organization is required;
- Demonstrated real estate budget management practices
- Skilled at managing multiple stakeholders at all levels of management
- Superior interpersonal and oral/ written communication skills including the ability to effectively communicate with all levels of the organization.
