Skills and Qualifications:
- Previous experience with rental buildings is an asset
- At least two years of Building Manager experience is required
- Excellent written and oral command of the English language is necessary in order to be able to work efficiently and communicate appropriately with our clients and our support staff.
- Strong communication skills, verbally and in writing with Property Manager, Tenants and Support Staff
- Experience with maintaining building and mechanical systems, and basic handyperson skills are strong asset
Physical Requirements:
- Ability to patrol the property including stairs, hallways, interior, and exterior
- Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.)
- Ability to lift 50 pounds

DUTIES & RESPONSIBILITIES
- Clean and maintain all common areas, including garbage rooms, hallways, stairwells, mechanical rooms, electrical rooms, storage rooms, and the parking lot.
- Perform minor repairs and maintenance work for the assigned apartment block.
- Remove garbage from both interior and exterior areas, ensuring proper recycling of materials such as cardboard.
- Maintain grounds and boulevards, including lawn care (cutting grass, weeding, trimming, and edging). Perform seasonal maintenance such as snow removal from sidewalks, pathways, and driveways, with salting as required. Assistance for snow removal may be provided at the Property Manager's discretion.
- Show and rent suites, thoroughly screen prospective tenants, and complete all application forms and related documentation.
- Collect monthly rents and follow up on rent arrears.
- Perform painting and touch-ups in common areas.
- Conduct detailed move-in and move-out inspections, documenting any charges for repairs or cleaning.
- Respond to tenant inquiries and service requests daily, including managing phone calls and emails.
- Maintain up-to-date site records in a secure location to prevent document loss.
- Keep a detailed maintenance log for daily, weekly, and monthly tasks.
- Provide daily reports to the Property Manager, keeping them informed of operations and seeking guidance when necessary.
- Respond to after-hours calls and emergencies as required.
- Coordinate on-site trades and contractors, ensuring quality work and keeping tenants informed of follow-up repairs.
- Obtain Property Manager approval for third-party services and any necessary building-related purchases.
- Maintain a detailed inventory of building supplies, including fobs and garage remotes.
- Deliver exceptional customer service daily, upholding both personal and Habitat's professional reputation.
- Ensure tenants provide proof of insurance before issuing keys for move-in.
- Maintain a clean, organized, and professional office environment.
- Communicate professionally with tenants in all verbal and written interactions.
- Submit a detailed end-of-weekend report to the Property Manager, summarizing activities and ensuring a smooth handover for the weekday Building Manager.
QUALIFICATIONS AND SKILLS
- Minimum of two (2) years of relevant experience in Building/Property Management.
- Previous experience in sales and customer service roles.
- Strong customer service skills, with a focus on delivering excellent tenant support.
- Working knowledge of the Residential Tenancy Act.

We are currently seeking a Building Manager for a high-rise residential building with 233 units located in Vancouver. This is a full-time position where the Building Manager will serve as the primary point of contact between residents, the strata council, and the property manager, while also overseeing the cleaning, maintenance, and overall daily operations of the building to ensure a high standard of service and resident satisfaction.
