Job Overview:  

As a Building Manager, you will be responsible for the day-to-day operation of the building to ensure an excellent living experience for tenants. Key Responsibilities:

  • Perform daily inspections of the property (interior/exterior), and complete minor maintenance such as power washing and building repairs
  • Schedule, meet, and oversee trades and other contractors in the building, ensuring projects are completed in a proper and timely manner
  • Conduct administrative and clerical functions such as managing social room bookings; maintaining records, directories and manuals; distributing and controlling entry fobs; collecting/recording parking and other fees, post notices and enforce Strata bylaws and rules
  • Report building issues and incidents in writing to Strata Property Manager and Strata Council
  • Respond to residents' queries & requests promptly and professionally and sched resident move-ins/outs
  • Respond to emergencies, assist first responders and execute emergency protocol as needed
  • Perform monthly security inspections & procedures (generators, fire alarm, others) as required
  • Work closely with and assist the Strata Property Manager, the on-site cleaning and front desk team, and Strata Council to ensure a smooth building operation

Shifts Available:

Monday to Friday

  • 8am to 4pm

Skills and Qualifications:  

  • At least one year of Building Manager experience in residential strata or commercial setting is required
  • Excellent written and oral command of the English  language is necessary in order to be able to work efficiently and communicate appropriately with our clients and our support staff.
  • Strong customer service and communication skills, verbally and in writing with residents, clients and support staff
  • Experience with maintaining building and mechanical systems, and basic handyperson skills are strong assets 
  • Possess solid computer skills (Microsoft Office, internet, e-mail and messaging/text proficiency) 
  • Experience with new development is an asset. 
  • Mandarin/Cantonese speaking will be an asset

Physical Requirements:

  • Ability to patrol the property including stairs, hallways, interior, and exterior
  • Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.)
  • Ability to lift 50 pounds
  • Ability to use standard building equipment (vacuum, climb a ladder, mob, handyperson tools for minor maintenance, power washer, leaf blower, etc.)

We are currently looking for a Hybrid Caretaker / Building Manager who will be responsible for maintaining the cleanliness and hygiene of the building's common areas, ensuring a welcoming environment for residents. This role ensures the building functions efficiently while maintaining a comfortable, secure, and compliant environment for tenants, staff, and visitors.

KEY DUTIES & RESPONSIBILITIES

  • Manage and supervise the site as directed by PM
  • Routinely patrol the site and report issues/damage
  • Send correspondences for towing, fines, levies upon PM approval
  • Consistent communication with property manager to ensure the building is secure, maintained and running smoothly
  • Coordinate trades upon the approval of PM
  • Respond promptly to tenant questions and requests
  • Coordinate and log move in/out bookings
  • Litter pick entire exterior of property including sidewalks, entries, stairs and driveway ramps of any non-organic debris
  • Clean and disinfect all high contact touch points such as door handles, light switches, etc
  • Keep garbage rooms neat and tidy, picking up any garbage/recycling and place in proper bins
  • Clean elevator door tracks; vacuum when required; remove any gum and build up whenever possible
  • Basic mechanical, electrical troubleshooting from extensive industry experience
  • Assist with tenant transition, including move-in and move-out processes
  • Monthly reports to strata council and strata manager

QUALIFICATIONS & REQUIREMENTS

  • Cleaning experience is an asset
  • Reliable and a good communicator
  • Excellent time management skills
  • Effective verbal and written communication in English
  • Must be proactive and be able to work independently with minimal supervision

Safety

  • Ensure resident safety and security at all times
  • Respond appropriately and professionally to emergencies
  • Maintain fire safety logs and winter logs

General

  • Follow an ‘on-call’ schedule
  • Maintain accurate stock control records
  • Other duties as assigned by Manager

What would the responsibilities be?

Cleaning/Maintenance
