Job Summary:
Our Toronto office is seeking an experienced and motivated Building Science Project Manager to lead building envelope restoration projects, reserve fund studies, and building condition assessments from initial investigation through design, contract administration, and completion. Responsibilities include preparing detailed reports and specifications, developing accurate cost estimates, and overseeing on-site construction reviews to ensure quality and compliance. The role also involves coordinating with clients, consultants, and contractors to deliver practical, cost-effective, and sustainable solutions.
In this role, you will:
The Building Science team in Toronto is recognized for delivering innovative and reliable results for both new and existing buildings across residential, commercial, institutional, and industrial sectors. Areas of expertise include the assessment, repair, and replacement of roofing systems, façades, glazing systems, waterproofing, and other building envelope components. This position offers the opportunity to contribute to a collaborative and supportive team dedicated to improving the performance, durability, and value of the buildings served.
Typical Duties
- Conduct site investigations and evaluations of existing building and structures
- Prepare technical reports for the investigation and assessment of various building envelope failures or issues
- Develop restoration strategies and present viable rehabilitation scenarios for the client
- Develop building envelope design drawings and specifications
- Conduct 3rd party review of building envelope design documents and shop drawings
- Develop structural, thermal and hygrothermal models
- Manage building envelope projects from conceptual design to completion
- Previous experience managing junior and intermediate team members
- Prepare financial studies/life cycle costing for buildings
- Coordinate with other engineering and architectural disciplines
- Perform contract administration/construction review while implementing work
- Develop and maintain client base
You will be a great fit if you have:
- A completed post-secondary program degree in applied science or engineering from an accredited University
- Registered as a Professional Engineer within the Province of Ontario (P. Eng .)
- Minimum 10 years previous experience in building science; experience in consulting or contracting firm preferred
- Experience with concrete and masonry restoration, roofing, waterproofing, cladding and glazing upgrades, etc.
- Strong project management skills
- Excellent communication and organizational skills; including technical writing

Position Overview
This position will support the Building Envelope Leader in overseeing the planning, execution, and completion of Envelope Product construction projects. This is a dynamic role that involves managing and coordinating with various stakeholders including international suppliers and partners, managing project documentation, and ensuring that projects are completed on time, within budget, and to the required quality standards. Responsibilities:
Project Coordination
- Drive the planning and scheduling of project activities related to everything from preconstruction to close out. These might include thinks like assisting Project Team during tendering processes and contracts as well as assisting the Project Team in completing takeoffs and project budget.
- Facilitating activities between subcontractors, suppliers, and other stakeholders.
- Schedules reviews and follows-up on RFIs, drawings, Site Instructions, Shop Drawings, delivery dates of major equipment of sub contractors and internal sourcing and maintains most up to date project documentation.
- Prepares and maintains project schedules with project management team and further assists site supervisor in creating and maintaining site schedule to ensures that project milestones are met.
- Meeting management, organizing meetings utilizing agendas and conducing meetings and ensuring meeting minutes are accurate and distributed to all parties along with associated actions and follow up.
Documentation and Reporting
- Maintain and organize all related construction project documentation, including contracts, change orders, meeting minutes and action items.
- Prepare and distribute project reports, including progress updates, potential delays and or issues, cost reports, and schedule updates.
- Ensure all project documents are up-to-date and accessible to relevant team members.
- Collects as-built drawings and closeout documentation.
- Alerts Contract Manager and PM about all possible Variation Orders/Claims/Additional work which may arise on Construction Site.
- Review project drawings to monitor progress and improve cost efficiency.
- Contributes to improvement of company policies and procedures.
Budget and Cost Management
- Works with team in the preparation of project budgets and cost estimates.
- Track project expenses and manage project budgets.
- Support the Project Manager Lead in identifying and managing cost-saving opportunities.
- Approves invoices for technical conformity, track and control construction costs.
Quality Control and Safety
- Ensure that all work is performed in accordance with project specifications and quality standards.
- Conduct regular site inspections to monitor compliance with safety regulations and quality standards.
- Assist in the implementation of safety programs and practices.
- Ensure health and safety policies including inspection items, health and safety talks, supervisor inspections are performed and documented as per the construction teams processes and procedures.
Communication
- Serve as a point of contact for project stakeholders, including clients, consultants and subcontractors.
- Facilitate effective documented communication and collaboration among project team members.
- Address and resolve any issues or conflicts that arise during the project.
- Ensures that information flow inside Project Team is on the highest level.
Project Closeout:
- Preparation and submission of project closeout documents.
- Ensure all tasks are completed, quality control documents verified and signed/submitted.
- Support the Building Envelope Leader in conducting project post-mortems and capturing lessons learned.
- Liaises with subcontractors to obtain product specifications, warranties and other documents required for project closeout.
Qualifications
- Technical college diploma or university degree
- 3 + years of low/high rise Building Envelope construction is considered an asset.
- 5 + years of experience in construction coordination experience.
- Working knowledge of Building Envelope construction project management and administration.
- Drivers licence in good standing.
- Ability to lift and carry equipment and materials as needed.
- Demonstrated ability to realize competencies as listed.
- Ability to work on a construction site and at heights as required/needed.
- Knowledge of construction processes, materials and regulations would be an asset.
- Proficiency in Microsoft Office 365, scheduling software such as Wrike /Microsoft Project.
- AutoCad/AutoDesk Construction Claud and 3D software knowledge is considered an asset.
- PMP Certification is considered an asset

THE ROLE
As a Building Science Project Manager, you will use your interpersonal and leadership skills and must have an understanding of project financials to determine the necessary resources required for successful project execution. In addition, you will provide leadership to a multi-disciplined team, monitor project performance, and forecast revenue. This firm are open to hiring an advanced intermediate or senior level candidate.
Other responsibilities include:
- Negotiate, develop, monitor, and control the scope of deliverables, work plans, schedules, and budgets for all project stages for a variety of projects including commercial projects
- Develop a detailed work plan for all engineering disciplines, allocate hours to the work plan, and monitor project progress
- Oversee quality assurance and quality control procedures for all deliverables, specifically the construction drawings and specifications
- Maintain a good understanding of the project scope and when changes to the scope occur, negotiate solutions to ensure outcomes meet client expectations and contractual obligations
- Coordinate with contractor, sub-consultants, or relevant building authorities to address and document issues with constructability or owner concerns

( Responsibilities**
- Demonstrates leadership in health, safety and environmental protection on the project. Applies the requirements of the Project Specific Safety Program (PSSP) to promote overall compliance of Ledcor HS&E standards, applicable OH&S acts, regulations and codes with all employees and subcontractors on the project

**Qualifications**

- Completed post-secondary education in Construction, Engineering or related discipline an asset
- Experienced in managing multiple projects valued $500,000 to $M+

Position Overview:
We are seeking an experienced and driven Project Manager to join our Restoration team. In this role, you will be responsible for managing complex building science and restoration projects from inception to completion. You will lead a multidisciplinary team and act as the primary point of contact for clients, ensuring successful project delivery in terms of time, quality, and budget.
KEY RESULT AREAS FOR THIS ROLE
Building Restoration:
Provide technical expertise and leadership in building envelope and/or rehabilitation projects, including areas such as exterior glazing, opaque wall assemblies, roofs, balconies, parking garages, and at-grade and below-grade waterproofing and cladding systems. Perform building science diagnostics and condition investigations, including examination/testing of building envelope systems. Oversee and ensure that all restoration projects align with industry standards and are delivered to meet client expectations.
Project Management:
Lead and manage restoration and repair projects, ensuring successful delivery from initial planning through to project completion. Define project scope, specify deliverables, and estimate and control project duration. Review and approve deliverables to ensure compliance with client objectives. Provide guidance and training to Project Associates and junior staff in executing projects, including preparation or review of specifications, schematic design, and contract administration. Act as the primary point of contact for clients and contractors, ensuring effective conflict resolution and efficient project execution. Participate in discussions to devise cost-effective solutions while addressing any unusual conditions affecting work progress.
Client Management and Development:
Build and maintain strong client relationships by acting as the key liaison between clients, contractors, and internal teams. Ensure timely follow-up on requests and drive projects to completion by providing clear, responsive communication. Represent the company with clients on an ongoing basis, continuously seeking feedback and implementing suggestions for improvement. Identify future work opportunities at client properties and foster long-term partnerships that benefit both the client and the firm.
Revenue Generation:
Participate in both short-term and long-term strategic planning, contributing to the overall growth and financial success of the company. Take responsibility for meeting financial targets and managing project budgets to ensure profitability and efficiency.
Qualifications
Knowledge
- Minimum 5+ years of building science experience within the consulting sector, with a strong focus on restoration and rehabilitation projects.
- Minimum 2+ years as a Project Manager.
- Licensed Professional Engineer (P.Eng) or eligibility to obtain the designation.
- Proven project management expertise, including contract administration, budgeting, estimating, scheduling, and proposal writing/development.
- Demonstrated ability to take building science restoration projects from conception to completion, including defining scope of work, preparing detailed specifications, and overseeing the project lifecycle.
- Technical expertise in the preparation of specifications and schematic designs for the repair or replacement of existing building assets, including curtain walls, cladding, balconies, roofing systems, and parking garages.
- Extensive experience working on diverse building science projects across various building types, such as multi-residential (condominiums), community housing, municipal buildings, commercial offices, and recreational facilities.
- Strong technical experience with building science/restoration components such as exterior glazing, building envelopes, structural repairs, waterproofing, and parking structures.
- Expertise in preparing project proposals, technical specifications, and Building Conditions Assessment reports.
- Previous experience in providing accurate cost estimates for remedial repairs and guiding projects to meet financial targets.

Job DescriptionAbout the Role
As a member of our Building Services team, you will play an active role in supporting ongoing projects across the province. Your role will include evaluating the current state of a building’s structure and systems to determine maintenance, repair and/or replacement needs. You will further evaluate the performance and integrity of the building envelope, that includes the exterior walls, roofs, windows, doors and foundation and ensure that buildings meet the standards specified in warranties and identify any defects that require attention. You will work in collaboration with other members of the team and make a positive contribution to the successful execution of projects and client’s satisfaction. The annual salary range for the position is between $70,000 and $85,000.
Duties and Responsibilities:
New Business Development
- Meet with prospects and industry contacts on an ongoing basis;
- Follow-up on leads provided by the marketing department with building owners;
- Attend trade shows to build relationships and industry contacts;
- Develop complex proposals for more complex work;
- Delegate and oversee proposal preparation for more routine work;
- Participate in industry associations, e.g., condominium associations.
Client Relations and Client Development
- Manage relationship with clients to ensure that client expectations are met and ensure that all restoration work is within scope;
- Ensure all project deliverables are on time and within budget;
- Meet with existing clients on an ongoing basis to fully understand needs and secure new work for project managers;
- Lead the initial meeting with new clients.
Technical and Field Work
- Oversees and manages the work of assigned staff;
- Assign staff to perform building investigation including building cladding and structural components;
- Oversee and review the preparation of reports on recommendations for restoration repair projects including order of magnitude cost estimates;
- Attend progress meetings with contractors, clients and board members;
- Oversee the preparation of specifications for repairs and create cost projections for projects;
- Be responsible for permit applications;
- Be responsible for bid analysis for repair work and approve invoices for work performed;
- Assign staff to schedule and coordinate contractor repair work;
- Monitor quality and accuracy of restoration process through site visits and condition assessments ensuring that the project remains within the original scope;
- Collaborate with Director of Restoration to prepare and submit proposals;
- Attend and participate in regularly scheduled departmental and team meetings informing the Director of project progress;
- Provide input, as required, on all aspects of your work in terms of overall efficiency, creativity and technical knowledge;
- Perform other duties as required.
- Diploma from a building, engineering or architectural technology program or equivalent education to qualify as an Applied Science Technologist (Graduate of an accredited building technology diploma program);
- At least 5 years of demonstrated experience as a technologist, including experience with contract administration and building inspections;
- Demonstrated knowledge of building envelope;
- Training in project management, building envelope principles, industry standards including regulatory requirements, construction contract administration, and recommended construction practices is an asset;
- Holds designation as an Engineer, Quality Surveyor, Architectural Technologist, or AScT (Applied Science Technologist) or CET (Certified Engineering Technologist) with Applied Science Technologists and Technicians of BC (ASTTBC), in good standing;
- Considerable knowledge and understanding of the BC Building Code, Municipal approval procedures, and applicable regulatory standards and policies;
- Ability to read, review, analyze and critique construction drawings and building envelope assessment reports;
- Ability to estimate construction costs for new construction, renovation and building envelope repair projects;
- Exceptional attention to detail and time management skills while managing multiple and competing priorities/projects ;
- Driven, ambitious, focused on meeting the deliverables with the ability to exercise good judgement and display initiative;
- Strong written and oral communication skills, together with strong critical thinking and decision making skills;
- Demonstrated experience collaborating with contractors, architects and consultants;
- Advanced skills with MS Office Suite (including Teams, Office 365, SharePoint);
- Experience with reporting and/or data analysis considered an asset;
- Possess a valid driver's license and have access to a vehicle with valid registration and insurance;
- Ability to work in all weather conditions with interest in energy-related building science.
