Job Description

Adecco is currently recruiting for a Building Operator for a 3-month contract with possibility of extension or permanence. This role would be with our client located in downtown Ottawa, ON. This opportunity is from 7:30am to 3:30pm, Monday to friday, with the occasional requirement for late or early starts.
The Building Operator will have the following responsibilities:
  • Liaise with occupants and Contractors and maintain positive relationships.
  • Help with the coordination of site visits
  • Conduct and document inspections of the building and grounds as required (including roof inspections)
  • Perform predictive and preventative maintenance on building structural elements and finishes, building equipment, HVAC systems and others as directed.
  • Ensure life safety systems are operating efficiently.
  • Identify and rectify any general maintenance issues including chiller and boiler inspections, replacement of filters, cleaning out cooling tower strainers, etc.
  • Communicate and coordinate with contractors in obtaining quotes and ensuring work is sufficient.
  • Advise manager on any building inefficiencies.
  • Address occupant inquiries in regards to building maintenance.
  • Assist with seasonal building requirements.
  • Basic plumbing, carpentry, electrical and miscellaneous repairs.
  • Carry out all maintenance task issued by the preventative maintenance software.
  • Work with the Manager to create, acknowledge, complete, and close various work orders within the Building environment.
  • Assist with the creation and management of purchase orders
  • Respond to after hours emergency calls and priority work orders (on-call schedule is approximately 2 weeks per month or as schedules require)
  • Advise the Building manager about any emerging Health and Safety issues; participate in Health and Safety meetings.
  • Strong interpersonal skills with diverse groups of people.
  • Demonstrated behaviour and demeanor befitting a diplomatic building.
  • Other duties / projects as required.
The Building Operator must meet the following mandatory requirements:
  • College degree or diploma in relevant field;
  • Two to five (2-5) years of previous relevant work experience preferably gained in a commercial property environment.
  • BES I & II certificate preferred.
  • Knowledge of and experience with Building Automation Systems
  • Ability to fully participate in a rotating schedule for afterhours emergency response.
  • Proficiency with Microsoft Outlook, Teams, and Word.
  • Customer service orientated with ability to field questions promptly and professionally.
  • Execute all work in a safe and professional manner and in compliance with Occupational Health and Safety Legislation guidelines and other applicable regulations
  • Experience performing minor repairs, painting, drywall, electrical installations and plumbing.
  • Ability to prioritize and schedule all work to meet deadlines.
  • Some physical exertion is required in this position.

+ Escalates unusual events, occurrences or unsafe conditions to supervisor
+ Responds to tenant requests and emergencies
+ Oversees work of contractors/external service providers to ensure adherence to contract specifics and company/industry standards

**What** **you'll** **need**
+ A background in electrical or mechanical engineering is preferred
+ 4th or 5th class Operating Engineer qualification, or BES 1 and 2 certificates are an asset
+ Minimum 2 - 5 years of experience in the operation and maintenance of facilities
+ Proven computer skills (i.e., Microsoft Office - Excel, Word, Outlook)

Role & Responsibilities:
+ Must have a solid understanding of the maintenance and operational routines of large mechanical equipment
+ Must have a thorough understanding of complex mechanical and electrical systems, including pumps, motors, low-pressure steam, hot water boilers, chillers, BMS, cooling towers, and all air handling equipment
+ Must be able to work independently with minimum supervision
Your Qualifications:
SERVICE / PERSONAL SKILLS:
A large portion of time in this position will be spent servicing tenant requests, and following up with day-to-day tasks and contractor's work. This daily interaction with customers demands an individual with a keen service orientation as exemplified by the consistent demonstration of empathy and courtesy in all customer interactions.Strong communication, interpersonal and organizational skills are required.Brookfield's level of service further requires the communication of a sincere desire to contribute to customer satisfaction by taking personal responsibility to resolve their concerns. The normal work schedule will be a rotation of three eight-hour shifts between 6:00 am to 7:00 pm, as well as a rotating 8:00 am to 4:30 pm weekend shift. At times overtime and on-call including evenings, weekends, and holidays will be required.
EXPERIENCE & TECHNICAL SKILLS:
+ Five (5) years minimum experience as an operator in a high-rise building
+ Must have a solid understanding of the maintenance and operational routines of large mechanical equipment
+ Must have a thorough understanding of complex mechanical and electrical systems, including pumps, motors, low-pressure steam, hot water boilers, chillers, cooling towers, and all air handling equipment
+ Must have a solid understanding of water treatment, including steam boilers, cooling towers, and condenser water
+ Must be able to work independently with minimum supervision
+ Must have extensive experience with one of the major Direct Digital Control (DDC) control systems, preferably the Siemens Desigo CC System
+ Experience with South Hampton Trane Trace Summit and Carrier CNN Network is considered an asset
+ First-hand knowledge of mechanical, plumbing, and electrical installations and repair as required
+ Embody and support Brookfield Properties' Safety, Health, and Environment Policy
+ Proactively identify, manage, and mitigate hazards to reduce risk to the workplace
+ Engage in training and continuing education to develop the knowledge, skills, and competencies required to work safely
+ Take action to stop work if it cannot be executed safely or if conditions or behaviors are unsafe
+ Immediately report SH&E incidents, near-misses, unsafe conditions, and/or at-risk behaviors to their supervisor; then diligently work to correct the problem
+ Promote safe work practices and safe working conditions in accordance with all Brookfield Properties Safe Work Procedures
+ Wear Personal Protective Equipment when required
EDUCATION / DESIGNATIONS / LICENSES:
+ High school diploma
+ 4th Class Power Engineering
+ A trade background would be an asset
