Dream is looking for a Senior Financial Analyst, Corporate Accounting

As a Senior Financial Analyst, Corporate Accounting at Dream Industrial REIT, you will be supporting the Corporate Accounting team in preparing internal and external financial reporting and analysis deliverables and multiple exciting strategic and process improvement initiatives during the year.

You will gain significant experience in the industrial real estate sector and get exposure to complex accounting and reporting items.

What will you do?

Below are some of the primary responsibilities you will be taking on in this role:

  • Support the Corporate Accounting team in preparing the FS, MD&A, KPI analyses, and other financial and compliance deliverables
  • Take charge of joint venture financial accounting, reporting and analysis
  • Review and analyze key performance metrics
  • Prepare and oversee month-end close deliverables and analyses
  • Support the G&A budgeting process and monthly analyses
  • Research and analyze corporate transactions and lease agreements
  • Support hedge accounting entries and variance analysis
  • Research and analyze complex accounting matters and draft technical accounting policies and memos
  • Identify and implement opportunities in process improvements and reporting in the month-end close and financial reporting processes
  • Closely work with the Tax team to make sure the tax entries are prepared and analyzed on a timely and accurately manner
  • Prepare or review statutory legal entity statements for tax purposes
  • Liaise and work with other departments and external partners to perform accounting tasks
  • Assist with ad hoc accounting and strategic projects
  • Coach and supervise junior resources as needed

What type of experience is required?

  • Minimum 2-5 years of accounting experience in a related role preferably within the real estate industry
  • Big four experience in the real estate industry are considered an asset
  • Professional Accounting Designation such as CPA
  • Strong technical accounting knowledge (IFRS)
  • Strong analytical and problem-solving skills. Ability to independently identify issues and determine an action plan to resolve them
  • Superior interpersonal, oral and written communication at all levels of the organization
  • Attention to accuracy and detailed oriented
  • Highly organized with the ability to prioritize and multi-task whilst ensuring reporting deadlines are met
  • Advanced knowledge in Microsoft Office, particularly Microsoft Excel
  • Knowledge of Workiva and JDE are considered an asset

What will you do in this role?

Below are some of the primary responsibilities you will be taking on in this role:

  • Manage the monthly and quarterly financial close process, including review of journal entries, account reconciliations, intercompany allocations and reconciliations, G&A analysis, debt and interest analysis, and balance sheet analysis.
  • Assist with quarterly and annual compliance reporting, including statutory legal entity financial statements.
  • Research complex accounting issues and draft accounting policies and documentation.
  • Identify process improvement opportunities and manage/support corporate accounting and cross-functional projects.
  • Maintain strong internal controls and optimize financial systems and reporting.
  • Liaise with external auditors to support the quarterly review and annual audit processes.
  • Collaborate with debt finance and investments teams to provide financial information and perform analysis as needed.
  • Provide ongoing coaching and mentorship to junior members of the team.

What experience and skills are required?

These are some of the things we would like you to bring to the table:

  • CPA, CA with minimum of 3+ years post-qualification experience and exposure to public company reporting.
  • Strong technical knowledge of IFRS. Experience in real estate is preferred but not required.
  • A strong communicator who can digest complex information and simplify concepts when presenting to a variety of audiences.
  • Ability to juggle multiple projects while maintaining strong attention to detail.
  • Initiative-taking, energetic and hands-on professional with strong organizational skills.

What you will be doing:

  • Calculate and prepare monthly REIT distributions.
  • Record Unitholder transactions in Yardi.
  • Deposit incoming investment funds to appropriate bank accounts.
  • Assist in general ledger analysis and reconciliation.
  • Review, code and process approved invoices through to payment and filing.
  • Complete monthly bank reconciliations.
  • Participate in the annual audit, and overall year end processes, as required
What we look for:
  • Excellent accounting skills and ability to apply accounting theory, principals and techniques.
  • Knowledgeable in auditing practices and principles.
  • Practiced in the set up and maintenance of spreadsheets and databases as well as organizing data to prepare reports and financial documentation.
  • Knowledge of Residential property management and/or Commercial real estate is an asset.
  • Strong critical thinking as well as analytical skills.
  • Excellent verbal and written communication skills in English.
  • Demonstrated experience in accounting software (i.e. Simply, Accpac, Quick books, Yardi, etc.)
  • Post-Secondary education in Accounting, Finance or related discipline is required.
  • Accounting designation or working towards a designation is an asset.

Qualifications

  • Experience with automation platforms such as n8n, Zapier, Power Automate, or similar.
  • Track record of applying technology to solve accounting challenges.
  • (Preferred) CPA designation, or active pursuit of the designation.
  • Strong written and verbal communication skills.
