Job Description

Working under the direction of and in concert with the Investment department lead, the Investment Director leads a team of buyers to ensure the flawless execution of media campaigns on behalf of the clients the director is responsible for managing. The director is responsible for overseeing the negotiation and management of the media investment to ensure audit proof delivery of campaign specific KPI's and financial compliance. The candidate is responsible for having an in-depth knowledge of the campaign objectives, client specific needs & a solid knowledge of the media landscape, including TV, OLV & Radio.

In addition to managing the overall workflow, the Investment Director has day-to-day client contact and works closely with their counterpart strategy & digital teams. In addition, there will likely be collaboration with creative agencies.

Responsibilities
  • Maintain overall control of workflow and assigned subordinate responsibilities within the group
  • Works closely with Investment department lead to manage client business and staff in support of overall company objectives including sales KPIs
  • Oversee the progress of all projects
  • Provide assistance, where necessary, to assure timely completion of projects
  • Maintain quality control of all group projects
  • Ensure that projects are produced completely, correctly and with maximum efficiency
  • Intercede as much as possible as to encourage individual subordinate initiative and to observe their personal abilities and growth
  • Allocation of assignments, which combine to make productive and effective use of each person's skills, as well as motivating their interests and challenging their minds
  • Motivating & challenging team members to innovate within the planned parameters/objectives
  • Supporting and encouraging collaboration within team and across teams
  • Identifying and facilitating required training of team members
  • Prepare and execute all special department assignments requested by management
  • Actively support and participate in agency objectives, activities, task forces
  • Behaviors and deliverables consistently demonstrate thought leadership and innovation
  • Recognized as media expert with team and with other groups within the company
  • Develops process improvements and best practices to ensure consistency, flexibility and efficiency resulting in solutions that meet or exceed clients' expectations
  • Leads by example via work ethic, team building approach, attitude and overall collaboration
Qualifications
  • Minimum of Associate Degree in Media, Bachelor's degree a plus/preferred
  • 8+ years of progressive levels of responsibility in media buying and management
  • Strong understanding of media reporting capabilities & systems
  • Strong negotiating & analytical skills
  • Solid interpersonal and teamwork abilities
  • Inspiring leadership and management skills
  • Excellent written and verbal communication and presentation skills

Joining the National Clients Group team as a Director Portfolio Management means working closely with other directors, acting as an expert resource, and proposing financial strategies to large and mid-sized private companies-primarily in the healthcare industry-with complex financing needs exceeding $20 million.

Your Role :
Support directors in setting up new financing files and throughout all stages of monitoring and renewing files.
Act as an expert by leveraging your knowledge and extensive professional experience to provide clients with the advice they need.
Help clients achieve their business goals by proposing financial strategies based on the most appropriate combination of specialized financing products.
Provide expertise in financing structure, financial analysis, and all aspects of file evaluation.

Experience with complex financing structures (business acquisitions, LBOs, senior residence financing, etc.).

    **Department Overview**
    TD Bank Group's Enterprise Real (ERE) Department provides a variety of services to support all business units across Canada, the US and internationally and is responsible for the company's retail and corporate global real estate portfolio. ERE provides real estate strategies and solutions that align with the business unit's objectives and ensures that service delivery is timely, cost effective and meets business needs. The Transactions and Leasing Management Team is part of Enterprise Real Estate and is responsible for managing the Canadian Retail and Corporate Real Estate Portfolios (including international locations).
    **Job Description**
    Key Accountabilities include:
    + Foster and maintain strong executive-level real estate industry relationships, act as the lead on all escalations, disputes within the assigned portfolio
    + This position will have a dedicated mandate to manage a portfolio with TD's Landlords that will ensure best practices of portfolio management including, direct lease negotiations, delivery of real estate management advice and strategic planning aligned to TD's corporate and retail real estate needs
    + Establish and institute regular portfolio reviews with assigned Landlords, ensuring a portfolio and relationship approach to negotiations; maintain and share up to date reporting and visibility of activities with each assigned Landlord
    + Strong partnership with TD Securities, Commercial Bank Executives, promoting a One TD approach to all strategic transactions
    + Work cooperatively with Transaction Manager peers, engaging and leveraging support and referring completion of applicable deals as required
    + Provide strategic leadership and guidance for Transactions within assigned portfolios and responsible for portfolio level retail and corporate negotiations
    + Provide expert real estate expertise, supporting and contributing to all strategic initiatives including strategies involving acquisition, renewals, disposition of properties and the real estate evaluation of new acquisitions (due diligence)
    + Maintain strong internal and external real estate networks to monitor industry trends to provide strategic real estate expertise to TD partners that will be regarded as "industry best" in value and service
    + Maintain and current and on-going reporting of lease expiry profiles into strategic planning and quarterly review process with all assigned relationships
    + Remain visible and active in the Real Estate industry in support of TD Bank's real estate activities
    **Job Specifications**
    + Extensive experience (10+ years) in commercial real estate with an established track record across retail and office properties; investments, portfolio management, lending, asset management, and/or corporate real estate
    + Established track record and demonstrated ability managing complex real estate portfolios
    + Experience as a real estate strategic advisor and relationship lead with a focus on aligning real estate strategies with current and future business needs
    + Negotiation expertise; comfortable presenting and networking to C-Suite Real Estate Executives, the real estate community and internal stakeholders
    + Experience with real estate legal documentation
    + Deep corporate and retail Canadia real estate market knowledge; both local & national; able to spot and report on current and future trends
    + Able to "calmly" solve complex real estate problems; "championing" the solution among internal and external stakeholders
