Reporting directly to the Sr. Land Development Manager, the Land Development Manager will play a key role in the overseeing and ensuring the successful delivery of multiple real estate development projects.
Land Development Manager Duties & Responsibilities:
- Manage all phases of land development projects, including due diligence, entitlements, design, and servicing for Commercial and Industrial projects.
- Work with municipalities and government agencies to obtain necessary permits and approvals. Manage development applications including rezoning, subdivision, site plan approval, and building permits in collaboration with consultants and municipal staff.
- Manage multiple large multidisciplinary teams. Coordinate with planners, engineers, architects, surveyors, environmental engineers and other required external consultants and internal team members to streamline workflows.
- Conduct feasibility studies, ensuring compliance with zoning regulations, municipal requirements, and market conditions.
- Ensure compliance with local, municipal, provincial, and federal regulations, including Official Plans, zoning laws, site plan and environmental requirements.
- Attend and if required lead public hearings, community meetings, and stakeholder engagements as needed.
- As required, participate in Landowner Group meetings (in person or virtual) regarding due diligence investigation, servicing options, development plans, approval and cost sharing with respect to servicing and development.
- Manage invoicing for the projects and collaborate with finance teams to track and review billing, project expenditures and forecast financial performance.
- Develop and maintain project schedules, budgets, meeting minutes and risk assessments to ensure timely delivery.
- Track project milestones, report progress, and address potential roadblocks.
- Foster relationships with city officials, utility providers, industry partners, internal and external stakeholders.
Land Development Manager Qualifications:
- Post-Secondary Degree in Civil Engineering, or Real Estate/Business or related field
- 5+ years of experience in the real estate development industry and/or related practical experience
- Proven ability to manage multiple large-scale projects simultaneously. Expertise in budget management, cost control, and contract negotiation.
- Experience working with municipalities, regulatory agencies, and utility providers. Strong understanding of site planning, grading, stormwater management, and environmental compliance.
- Proficiency in project management tools such as Microsoft Project, AutoCAD, GIS, or equivalent is an asset
- Ability to provide innovative solutions to resolve issues. Results-Driven: Thrives in a fast-paced environment and excels in managing complex projects.
- Excellent oral and written communication skills. Effective research, organizational and problems solving skills.
- A valid driver's licence and ability to travel to project sites as needed.
- Should have experience in AutoCAD, Revu, MS Office. Experience with MS Project is an asset.

In this role, your duties and responsibilities will include:
- Manage and support the delivery of various Civil projects, including but not limited to: Land Development, Transit, Water Resources, Municipal and Highways, ensuring alignment with the Civil divisions objectives and client expectations.

- Coordinate with team members and other sectors/divisions to ensure smooth project execution.
- Monitor project budgets, schedules, and profitability, ensuring efficient use of resources. Track billing, staff utilization, and financial performance, and provide regular project status and financial reports as required.
- Identify project risks and coordinate appropriate mitigation strategies.
- Follow and apply quality management procedures to ensure project deliverables meet required standards.
- Assist in mentoring Project Coordinators and junior staff, providing guidance in project management and client relations.
- Represent LEA as a consulting Engineer in meetings with different clients, stakeholders, and projects, including MTO, Municipalities, Transit Agencies and Private Developers.

The qualifications you need:
- Bachelor's degree in Civil Engineering with 15 years ofexperience.
- Licensed Professional Engineer (P.Eng) with Professional Engineers Ontario (PEO).
- Strong knowledge of industry-relevant software (AutoCAD and Civil3D, InfoWorks, Visual OTTHYMO, HEC-RAS, PCSWMM).
- Strong knowledge of land development engineering principles, design standards, and Jurisdictional Design Guidelines.

The Project Manager – Land Development is responsible for the successful planning, design, and execution of land development projects, ensuring projects are completed on time, within budget, and in compliance with all applicable regulations. The Opportunity
A Project Manager supervises and has budgetary authority for civil engineering projects. This includes acquiring resources and coordinating the efforts of team members and third-party contractors or consultants to deliver projects according to plan. A Project Manager is the principal project administrator and communications link between the firm and:
- The Client
- Sub-consultants
- Local, Provincial, and Federal Regulatory agencies
- Public Authorities, and
- The General Construction Contractor.
Duties and Responsibilities
- Be completely versed in the firm‐client contract for the project, and of the client's objectives. Satisfy client's goals.
- Responsible for the entire project life cycle, from preliminary services through project implementation.
- Manage all aspects associated with client relationship management and project service delivery. Ultimately responsible for ensuring the civil drawings and specifications meet established project criteria, applicable standards, and schedule objectives.
- Manage and maintain a portfolio $600K - $2.0 million repeat and new sales annual revenue.
- Establish documentation and administrative organization for the project.
- Analyze the project scope, the client's RFP and firm's proposal with all internal and external Project Team members. Organize the work on the project and set forth the procedures to be employed in accomplishing the project.
- Be the primary point-of contact for all incoming and outgoing project information. Ensure proper distribution of project information to all project team members and sub-consultants.
- Attend project meetings, as necessary.
- Provide leadership and help support all employees within the team.
- Work closely with the Senior Project Manager (if applicable) to provide input on career path development and associated goals to achieve that development for all employees within the team.
- Preparation of reports, proposals, and tender/bid submissions, budgets, project plans, and other supporting documentation, as required.
- Review project costs and prepare monthly billings, ensuring that invoices are sent to the Client in a timely manner (typically within 30 days of the end of the work period).
- Administer and oversee the project budget.
- Administer and oversee the preparation of 3-month forecasting of work projections.
- Proactively notify the Client of changes in project scope and prepare estimates for additional design fees.
- Contract for the services of outside consultants when required.
- Assign Billers to some projects and provide training to new Billers on invoicing procedures.
- Follow-up with clients on proposals, invoices and tracking of Accounts Receivable.
- Keep the Client, Branch Manager, and the Accounting Department informed on the status of the project.
- Develop and monitor the Client's construction budget and schedule. Identify long lead items and proposed form of construction contract.
- Participate in business development activities including new business opportunities, prospect contact identification and solicitation of new clients.
- Attendance at recognized industry events to promote services provided by the company and to attract new clients.
- Any other duties, as assigned.
Skills and Qualifications:
- Minimum 5 years of experience within the civil engineering field barring special exemption as granted.
- Registered as either an AScT, C.E.T., C.Tech., P.Tech., P.L.Eng., or a P.Eng. within the Province of work (or approved equivalent).
- A formal course in Project Management either as part of a Certificate or Diploma in Project Management curriculum (confirm locally available and eligible options with your Branch Manager) or as part of an Aplin Martin Certificate training program.

Skills&Qualifications:

Design Engineer, Land Development - Kitchener

We are currently seeking an experienced and team-oriented Design Engineer to join the Land Development team. The Design Engineer is responsible for the design and preparation of drawings and technical reports using strong technical skills, experience, innovation and engineering judgement to transform projects from concept design into drawings and detailed specifications.
Responsibilities
·Review and evaluate background project information using engineering skills and critical thinking process.
·Perform engineering design and analysis (storm and sanitary design, water distribution system design, storm water management facility modeling and design, road design, grading design, subdivision design, site design etc.) and convey design information to CAD staff for preparation of engineering drawings.
·Technical report preparation.
·Complete design calculations based on engineering principles, meeting applicable regulatory codes and standards.
·Communicate with project managers, clients and consultants to ensure design will work within the overall scope of the project.
·Participate in project team meetings and coordinate with team members to ensure efficient project delivery.
·Other related duties, as assigned.
Qualifications
·Degree in Civil Engineering or Water Resources Engineering (Masters degree will be considered an asset).
·5-10+ years’ experience (preferably in a consulting firm).
·Professional Engineer designation (P.Eng.).
·Knowledge of engineering principals, applicable government technical standards and legislative regulations.
·Excellent attention to detail and sound independent judgment and decision-making skills.
·Excellent technical report writing skills, verbal and written communication skills with colleagues and clients, and a “team player” approach to design and problem solving is required.
