- Prepare drawings and figures as required using AutoCAD Civil 3D software to support the project team.
- Be part of a multi-disciplinary team supporting the design for greenfield and brownfield land development projects of high complexity.
- With guidance, prepare designs for site grading and site servicing including water distribution, sanitary sewers, storm water management, shallow utilities, and erosion control design.
- Support in the preparation of construction drawings, and technical reports.
- Complete tasks including the preparation of utility alignments and profiles, cut and fill calculations, waste water and storm sewer flows, and noise attenuation studies.
- Liaise with municipalities and other approving authorities to advocate for client objectives.
- Build and foster relationships with clients, consultants, municipal, and provincial approving authorities.

Your Capabilities and Credentials
- Must have a basic understanding of civil engineering principles including site grading, sanitary and storm sewer servicing, water servicing, shallow utility coordination, roadway, lot design, as well as a general understanding of stormwater engineering concepts.

Reporting directly to the Sr. Land Development Manager, the Land Development Manager will play a key role in the overseeing and ensuring the successful delivery of multiple real estate development projects.

Land Development Manager Duties & Responsibilities:

  • Manage all phases of land development projects, including due diligence, entitlements, design, and servicing for Commercial and Industrial projects.
  • Work with municipalities and government agencies to obtain necessary permits and approvals. Manage development applications including rezoning, subdivision, site plan approval, and building permits in collaboration with consultants and municipal staff.
  • Manage multiple large multidisciplinary teams. Coordinate with planners, engineers, architects, surveyors, environmental engineers and other required external consultants and internal team members to streamline workflows.
  • Conduct feasibility studies, ensuring compliance with zoning regulations, municipal requirements, and market conditions.
  • Ensure compliance with local, municipal, provincial, and federal regulations, including Official Plans, zoning laws, site plan and environmental requirements.
  • Attend and if required lead public hearings, community meetings, and stakeholder engagements as needed.
  • As required, participate in Landowner Group meetings (in person or virtual) regarding due diligence investigation, servicing options, development plans, approval and cost sharing with respect to servicing and development.
  • Manage invoicing for the projects and collaborate with finance teams to track and review billing, project expenditures and forecast financial performance.
  • Develop and maintain project schedules, budgets, meeting minutes and risk assessments to ensure timely delivery.
  • Track project milestones, report progress, and address potential roadblocks.
  • Foster relationships with city officials, utility providers, industry partners, internal and external stakeholders.

Land Development Manager Qualifications:
  • Post-Secondary Degree in Civil Engineering, or Real Estate/Business or related field
  • 5+ years of experience in the real estate development industry and/or related practical experience
  • Proven ability to manage multiple large-scale projects simultaneously. Expertise in budget management, cost control, and contract negotiation.
  • Experience working with municipalities, regulatory agencies, and utility providers. Strong understanding of site planning, grading, stormwater management, and environmental compliance.
  • Proficiency in project management tools such as Microsoft Project, AutoCAD, GIS, or equivalent is an asset
  • Ability to provide innovative solutions to resolve issues. Results-Driven: Thrives in a fast-paced environment and excels in managing complex projects.
  • Excellent oral and written communication skills. Effective research, organizational and problems solving skills.
  • A valid driver's licence and ability to travel to project sites as needed.
  • Should have experience in AutoCAD, Revu, MS Office. Experience with MS Project is an asset.

- Bachelor's degree in Civil Engineering and registered as a Professional Engineer with APEGA.

- Experience in the City of Calgary and surrounding area is strongly preferred

- Serves as Engineer-of-Record.
- Performs more complex engineering design tasks on assigned projects under supervision of the Project Technical Lead or Project Manager, including engineering drawings, engineering reports, presentations, and required applications to regulatory agencies.
- Engage in the development of design through sketches, electronic models, diagrams, and other visual formats.
