We are looking for a highly motivated Live-Out Superintendent for one of our upscale condominiums.
Shift Schedule: Monday to Friday, 9:00am to 5:00pm
Site Location: Oakville, ON
Compensation: $46,500 / year
Your Responsibilities:
· Responsible for maintaining a clean, safe, healthy environment
· Responsible for reporting all deficiencies, maintenance requirements, vandalism and care taking supply inventory to the Property Manager as required
· Respond to any emergencies, interact with contractors and building residents.
· Perform check of mechanical room and handle garbage
· Get familiar with every single room in the building
· Ability to paint and do touch ups
· Follow and improve procedures, follow up on requests
· Ability to perform small repair in the common areas
· Perform ongoing prevention maintenance
· Enforce rules and regulations of the Condominium
· Give recommendations to solve and improve a situation
· Daily meeting with manager
· Create/improve reading log – keep records
· Other duties as assigned
Skills and Qualifications:
· Experience with condominiums preferred - The Superintendent must have knowledge of BAS; also building machinery / equipment (boilers, chillers, pool, etc.)
· Strong customer service experience with residents is essential
· Knowledgeable of maintenance schedules - Proficient with: sprinkler room (dry and wet system), boiler room (electrical and gas), HVAC (glycol system, chiller system), generator room, elevator room, pool room, main electrical room, fire
panel, makeup air units, sump pumps, booster, pumps, irrigation system, compactor room, circulation pumps
· Proficiency with email use - Must familiar with emergency procedures ( fire and water leaks)
· Excellent interpersonal, phone and customer service skills - Proficient English speaking and writing skills
· Ability to follow instructions
· Sense of responsibility is a must
· Highly energetic and able to respond to changing priorities in a positive manner

Position Description:
- Performs minor electrical, minor plumbing repairs and maintenance

- Ensures that garbage/recycle rooms are clean

Required Skills/Qualifications:
- High School Diploma or Equivalent
- Minimum 1 year building maintenance experience
- Knowledge of Fire Plan and Workplace Safety Programs

We are responsible for the day-to-day operation and management of residential & mixed-use properties in our portfolio. The primary function of this position is to lead the operation of a Tribe-managed building in Dayanee Springs Community in Coquitlam, BC. We are looking for a self-starter who will take ownership and pride in their work and be the face of the property in every regard. This is a permanent full-time position live-out position.
JOB RESPONSIBILITIES
- Promptly report to the Community Manager on all matters relating to the building
- Prepare and present weekly Caretaker’s report
- Daily inspections of mechanical rooms, cooling tower, building systems to monitor for alarms and potential problems
- Daily inspections of all interior common property, building exterior, entry doors and grounds to proactively check for security breaches, damage, leaks, maintenance issues, graffiti, debris, bylaw violations. Report issues to the Community Manager
- Ensure the cleanliness and maintenance of the building
- Water non-irrigated landscape beds and planters on regular basis, in-season
- Manage inventory of supplies; arrange for equipment repairs (e.g. vacuums, fitness equipment)
- Supervise regular contracted trades, and schedule and supervise ad hoc and emergency trades in a timely manner
- Report trades appointments and outcomes to Property Manager in weekly Caretaker Report
- Timely response to different emergency situations and providing assistance as necessary
- Schedule and oversee moves in and out of building, and large item deliveries, in accordance with the Bylaws and set procedures
- Systems programming (fobs, enterphone, locker room security access)
- Review security system (fob logs and/or video) relating to incidents (e.g. break ins, bylaw violations, RCMP request)
- Inspect visitor parking and EV charging stations several times daily. Report vehicles that are parked regularly in visitors parking, and vehicles using charging stations without permit. Issue parking violation notices and arrange for towing or wheel lock in accordance with the Rules, under direction of the Property Manager
- Arrange for towing of vehicles improperly parked in owner’s stall, if requested by owner
- Responsible for all administrative work involved in the operation of the Property according to procedures set out by the Property Manager
- Enforce the Strata's bylaws and rules
- Prepare detailed Incident Reports related to accidents, altercations, and damage to the property and/or other applicable incidents
- Occasional overtime and work hours outside of regular office hours may be required to respond to building emergencies (compensated according to BC Employment Standards)
- Maintenance and monthly reconciliation of petty cash
- Other duties as required from time to time
- Experience as a caretaker in a Strata-owned condo building is an asset
- Working knowledge of building systems is an asset (e.g. electrical, mechanical, elevator, boiler, fire panel, safety systems)
- Motivated individual who will provide professional service toward owners, residents, members of the Strata Council, and our surrounding community
- Excellent communicator, both verbal and written
- Strong interpersonal skills; able to handle conflict tactfully
