Reporting to the Senior Director, Real Estate & Portfolio Management, the Manager, Real Estate is responsible for sourcing, analyzing, negotiating, presenting, and completing real estate transactions for the brands within his/her geographic territory.
What you will do in this role:
- Achieve the successful and timely selection, negotiation, approvals and lease documentation of locations in order to meet the construction and opening dates according to each brand’s development plan
- Develop and manage Recipe’s broker and landlord relationships, as well as initiating and responding to own leads
- Provide high level communication in a proactive manner with Brand leaders, Franchising, Design + Construction and Legal Departments to ensure coordination, delivery and efficient management of all transactions
- Conduct tours of sites and markets for Brand leaders, prepared with local market intel, demographic information, market lease rates, competitive sales, market history, and future development plans
- Maintain the accuracy of the real estate department database to ensure accurate reporting
- Manage the preparation of site approval packages to Real Estate Committee(s) for approval
- Negotiate the terms of all leasing documents to meet Recipe’s standards and in accordance with required timelines
- Negotiate the site plan or building requirements, and the Landlord and Tenant’s Work Schedule, and provide guidance on the construction requirements for each location, both internally, as well as with external architects and landlords
- Interface with Market Planning to develop and execute the real estate strategy for each brand
- Interface with the Franchising team to ensure appropriate and accurate communication of real estate opportunities to prospective franchisees
- Interface with the Construction Department to ensure on-time and on-budget store openings are achieved

Controller – Property Accountin g - Vaughan, ON
Position Overview
A dynamic and rapidly growing property management firm based in Vaughan, is seeking an experienced and detail-oriented Controller – Property Accounting to join their leadership team. This key role will oversee all financial operations related to a diverse portfolio of residential, commercial, and mixed-use properties.
As Controller, you will be responsible for full-cycle accounting, financial reporting, budgeting, and cash flow management, while also leading and mentoring a team of accounting professionals. You’ll play a strategic role in supporting executive decision-making through timely, accurate financial insights and ensure operational efficiency across the accounting function.
Key Responsibilities
Lead full-cycle accounting for a diverse portfolio of managed properties.
Prepare monthly, quarterly, and annual financial statements in accordance with applicable accounting standards and internal policies.
Oversee annual budgeting, forecasting, and variance analysis for individual properties and consolidated operations.
Ensure accuracy in lease administration, rent rolls, tenant billings, recoveries (CAM, taxes, utilities), and related reconciliations.
Manage cash flow, banking relationships, and financing arrangements for property assets.
Supervise and develop a team including property accountants, AP/AR clerks, and accounting support staff.
Coordinate external audits, tax filings, and year-end financial processes.
Maintain and strengthen internal controls, accounting policies, and procedures.
Partner with property managers and senior leadership to evaluate financial performance and support strategic planning.
Manage property insurance programs and assist with claims processing as required.
Drive improvements in accounting systems, reporting tools, and process efficiencies.
Stay current with developments in property accounting standards, real estate tax laws, and regulatory requirements.
Qualifications
CPA designation (CA, CGA, CMA) is required.
Minimum 7 years of progressive accounting experience, including at least 3 years within the property management or real estate sector.
Strong knowledge of property accounting practices including lease accounting, CAM reconciliations, and capital project accounting.
Proven leadership experience in managing and growing accounting teams.
Proficiency with industry-standard software such as Yardi, MRI, JD Edwards, or equivalent.
Advanced Excel skills and strong proficiency in financial reporting tools.
Excellent attention to detail, time management, and organizational abilities.
Strong communication and interpersonal skills to work effectively across teams and with external stakeholders.
Preferred Experience
Experience managing mixed-use portfolios (residential, commercial, and industrial).
Familiarity with IFRS or ASPE standards related to real estate.
Background in system conversions, process improvement, and automation initiatives.
