Our client is looking for an energetic, motivated and organized Paralegal to join their busy and fast-paced Corporate Real Estate Team.
Responsibilities:
- Commercial real estate acquisitions and sales, including preparation and management of closing agenda and closing documentation and preparation of closing document books
- Land assembly and subdivision work, including preparation of Section 219 covenants, easements, rights of way and undertaking letters and complex registrations at the Land Title Office
- Real estate financing work for both lender and borrower clients, including preparation of mortgages and related security documents
- Preparation of disclosure statements, amendments, information packages and bulk closing of development units
- Real estate related due diligence searches and reporting
Requirements
- Strong understanding of BC Land Title Office registration requirements and capability with e-filing
- Good working knowledge of real estate terminology, contracts and forms
- Good working skills with all applicable online data bases – BC Online, LTSA, municipal tax searches, etc.
- Excellent communication skills
- Supremely organized with a high attention to detail
- Strong analytical and writing skills
- Good computer knowledge with common Real Estate related programs including Microsoft Word, Excel, and Adobe
- 5+ years of experience in a similar role

What you will need to succeed
To be considered for this position, you must have minimum of 4-years relevant real estate experience at a law firm. Real estate statutes and practices, legal concepts and procedures, transactional experience and broad, but thorough knowledge of basic legal principles are essential for this role. You should have exceptional written and communication skills, are organized and meticulous with follow-up and details, and are able to take initiative, prioritize, and multi-task. Experience in Teraview and Conveyancer is a must.

Our clientis a downtown boutique solicitors firm focusing on real estate and financing law, as well as general corporate and commercial law. They are looking to expand its existing real estate team by hiring an additional real estate paralegal or conveyancer primarily working on private lending and commercial lending files as well as real estate developments.
Candidates should have experience with purchases and sales of commercial real estate, and acting for commercial lenders such as banks or credit unions.
Key Responsibilities
- Manage all aspects of commercial and residential real estate transactions with minimal supervision.
- Act for commercial lenders, including preparing, reviewing, and registering security documentation.
- Draft and register Land Title Office forms, ensuring compliance with BC Land Title Office requirements, including e-filing.
- Conduct and review title searches and related due diligence.
- Liaise with clients, lenders, realtors, brokers, and insurance agents to coordinate closing matters.
- Arrange for the deposit of trust funds and prepare trust payments.
- Report to clients and other stakeholders upon transaction completion.
- Provide mentorship and guidance to junior conveyancing staff.
Education and Qualifications
- Minimum 5+ years of conveyancing experience, with a strong emphasis on commercial lending transactions.
- Proven expertise in both commercial and residential real estate matters.
- Proficiency in BC Online, Worldox, myLTSA, and other real estate-specific applications.
- Exceptional written and verbal communication skills, with the ability to engage professionally at all levels.
- Strong multitasking and organizational skills, with the ability to manage responsibilities in time-sensitive scenarios.
- Sound discretion and judgment in handling confidential matters.
