Job Responsibilities

Reporting to the Resident Services Manager, the Maintenance Technician carries out the day-to-day and emergency maintenance in all assigned residential property enterprises. The Maintenance Technician is a highly responsible individual who enjoys a variety of operations, hands-on maintenance tasks, and project management tasks all while ensuring a high level of customer service is always maintained.

Essential Duties & Responsibilities

General Maintenance

  • Perform scheduled, preventive, routine, and emergency maintenance as directed by the Maintenance Manager or Resident Services Manager, and record activities utilizing Yardi Voyager Mobile Maintenance
  • Complete maintenance repairs on a timely basis to ensure resident satisfaction and safety following priority guidelines
  • Take photos of deficiencies and finished work as required for documenting maintenance repairs and damage utilizing Yardi Voyager Mobile Maintenance
  • Complete general maintenance in garages and parking lots, mechanical rooms, on rooftops, and in other common areas
  • Maintain a thorough knowledge and understanding of all building mechanical systems (i.e., pumps, life safety systems, HVAC, swimming pools, and other systems depending on the specific property)
  • Ensure all tools and cleaning equipment are maintained and serviced regularly
  • Ensure all mechanical and exit doors are secure and properly functioning at all times
  • Coordinate and supervise trades work such as painters, electricians, plumbers, etc. when necessary as directed by the Maintenance Manager or Resident Services Manager
  • Responsible for cleaning duties, including litter pick-up, sweeping, shoveling, pressure washing, or other as assigned by the Maintenance Manager or Resident Services Manager
  • Prepare and organize waste and recycling bins to maintain order and cleanliness in the garbage room
  • Ensure property, grounds and vacant suites are kept clean in accordance with FirstService Residential Alberta standards
  • Be responsible for opening and locking suite doors for service personnel when entry has been authorized
  • Accompany all vendors and contractors in resident suites at all times
  • Emergency response and on-call duty, as required; and
  • Other related duties as required. Must be able to lift at least 25 kilograms.

On-Call

  • Must be available to participate in regular on-call rotation for after hours emergencies
  • Hours accumulated during on-call rotation will be paid as time worked as per Alberta Labour Standards guidelines.

Customer Service

  • Practice excellent resident relations through regular resident visits to ensure concerns and complaints are dealt with in a timely, professional manner to ensure long-term tenancies.
  • Handle resident concerns and inquiries with a goal of 100% satisfaction.
  • Respond to all resident inquiries concerns within a 48-hour window
  • Foster a strong customer service culture amongst all team members

Administration and Reporting

  • Ensure maintenance records, files, and documentation are maintained accurately and timely and in accordance with established procedures utilizing Yardi Voyager
  • Comply with regular fire and life safety standards including monthly testing and annual drills
  • Maintain part stock, maintenance supplies, and complete regular inventories. Work with Maintenance Manager or Resident Services Manager to order supplies as necessary to ensure the proper operation of the property
  • Adhere to all purchasing and purchase order policies
  • Maintain all logs and safety checks.

Maintenance and Building Management

  • Effectively schedule month end turnover and suite renovations within the properties, and within a pre-determined timeframe.
  • Actively monitor conditions in suites and common areas
  • Monitor and ensure proper and full use of Yardi Mobile Maintenance
  • Enter Work Orders in Yardi for all tasks to be completed
  • Educate residents on availability of resident portal to submit work orders
  • Conduct annual, periodic and pre-move inspections and co-ordinate required maintenance work as necessary
  • Review suites on turnover and determine scope for any work based on established policies and procedures; ensure completed in a timely manner
  • Ensure preventative maintenance is scheduled

Additional Duties & Responsibilities

  • Practice and adhere to FirstService Residential Global Service Standards.
  • Always conduct business with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.

Health and Safety

  • Ensure compliance with all legislation (Municipal, Provincial and Federal), including but not limited to: Residential Tenancies Act of Alberta, Alberta Labour Relations Code, Alberta Occupational Health and Safety Act, Alberta Minimum Housing and Health Standards, Alberta Fire Code
  • Comply with all requirements when a Public State of Emergency is issued by municipal, provincial or federal authorities.
  • Comply with regular fire and life safety standards including monthly testing and annual drills
  • Familiarity with the emergency operation of electrical systems, elevator, boiler/chiller, fire panel and life safety systems, mechanical systems, sprinklers and timer systems
  • Ensure all trades comply with the health and safety policy.
  • Ensure the effective monitoring and control of all building access including cylinder lock and electronic systems; and
  • Secure laundry rooms, recreation areas, locker rooms, and other common areas at designated times.
  • Immediately report any infractions, damaged equipment and hazardous conditions or equipment.

Education and Experience

  • 2+ years of experience in a maintenance role
  • High School Diploma or General Education Degree (GED)
  • Property Management experience an asset
  • Must possess exceptional communication and interpersonal relationship skills
  • Strong attention to detail, problem-solving, and follow-up is required
  • Must be a self-starter with high degree of initiative, flexibility, and professionalism
  • Ability to work with a diverse group of people and interests while being culturally aware
  • Possess knowledge of health and safety practices
  • Ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships

Mainline Living Property Management is currently seeking a highly skilled and motivated Residential Maintenance Technician to join our team at our The Station Appartments in Chilliwack, BC! As a key member of our team, you will report directly to the Community Director.

This position is responsible for ensuring the proper functioning and appearance of our properties in a clean and safe condition by overseeing regular inspections and coordinating with and monitoring contractors for preventative maintenance projects on items throughout the interior and exterior of our buildings as well as maintaining compliance with contract specifications.

This position is full-time, Monday to Friday from 8:30am-5:00pm (subject to change of business needs) with a salary range of $55,000 - $65,000 annually.

Key Responsibilities

  • Conduct regular inspections of properties to identify maintenance needs and areas requiring improvement.
  • Ensure compliance with building codes and safety regulations to ensure the safety of residents and staff. This includes for example maintaining inspection logs for fire and other buildings systems as required by law.
  • Develop and maintain strong relationships with contractors to ensure high-quality work, timely completion, and adherence to contract specifications.
  • Monitor the performance of contractors for adherence to contract specifications and provide feedback to head office.
  • Ensure resident issues that are within your scope are dealt with in a professional manner. All other issues are to be forwarded to the Community Director to be dealt with in a timely and professional manner.
  • Procure necessary materials, equipment, and supplies for maintenance tasks and manage inventory to ensure availability when needed.
  • Respond to any emergencies (e.g. fire, power failure, flood, etc.).
  • Maintain accurate records of all maintenance work, including work orders, inspections, and contractor performance evaluations.
  • Collaborate with property managers and other personnel to coordinate maintenance tasks effectively and ensure that all stakeholders are kept informed of maintenance activities.

Qualifications and Experience

  • 3+ years of experience in maintenance or related field, with experience in contractor and contract management.
  • Strong communication and interpersonal skills, with the ability to effectively communicate with contractors, residents, and staff.
  • Excellent problem-solving skills, with the ability to identify and resolve complex issues efficiently.
  • Ability to work independently and as part of a team, with the flexibility to adapt to changing priorities.
  • Strong attention to detail, with the ability to maintain accurate records and effectively manage inventory.
  • Knowledge of building codes and safety regulations.
  • Experience with inventory management and supply chain logistics.
  • Familiarity with property management software is a plus.

The Building Maintenance Technician (PDS) of GN Corporations Inc. (GN) is a full-time position, responsible for conducting general maintenance, repairs and inspections on facility equipment and property structures, both interior and exterior.

Position summary:

Under the supervision of the Property Manager, the Building Maintenance position, internally called the Caretaker, is responsible for regular building checks of each property in the regions to ensure they meet the quality standards Makola sets. The focus of the role will be to pick up garbage around the buildings, posting notices if needed, maintaining basic building mechanical systems, assisting with unit turnovers and inspections, and participating in the on-call rotation for after hours calls. This role will also perform minor repairs in units and buildings that may include, but are not limited to, touch up painting, patching drywall, recalking plumbing fixtures well. The successful candidate will be aware and sensitive to the housing needs of the Indigenous and Non-Indigenous people. The Caretaker will ensure Makola is represented in a professional, responsible, and respectful way at all times.

Overseeing over 280 properties across Canada, APD has provided a consistently high level of service while also cultivating beneficial relationships with established trade partners. As one of the first companies to offer the services of a fully in-house construction company, APD is able to control up to 50% of storage construction costs by providing a fully Licenced HVAC and Electrical division along with in-house Locker Installations and Project Management Services.
