OPPORTUNITY
The Vice President, Property Management will be responsible for day-to-day operations and property management of the commercial portfolio and for developing and executing strategic plans for assets within the commercial portfolio, ensuring the achievement of investment objectives. The VP will oversee all property management functions across the Fengate commercial real estate portfolio, including maintaining communication with tenants and trades, collaborating with asset management, finance, investments and development, responsible investing teams and creating annual operational and capital budgets. Additionally, the VP will be responsible for operational performance reporting and the preparation and implementation of property management strategies.
KEY RESPONSIBILITIES
- Work with the Vice President, Asset Management to lead the property management function for Fengate’s commercial investment portfolio.
- Develop and implement comprehensive property management strategies for individual assets focusing on: property upgrades and improvements, life cycle maintenance plans.
- Responsible and accountable for the operational and financial performance of the assets.
- Provide oversight at the property level to ensure economic viability and competitiveness of the properties within existing markets, and address areas of improvement.
- Carry out regular on-site reviews of the assets with a view to reviewing and improving business plans.
- Assist with the annual budget process; work collaboratively with asset management and leasing teams to develop an operational and capital annual plan for each asset, including presenting and implementing annual operational plans and budgets.
- Ongoing monitoring of capital and operational maintenance requests to ensure they are in line with budget, operational expectations, and best practices, and assess impact on cash flows.
- Continuous review and comparison of historical and forecasted operational performance against key metrics, underwriting parameters, and comparison. Present strategic initiatives and performance to the Executive Team.
- Continuously look for opportunities to create value, develop business cases for implementation, and make recommendations accordingly.
- Supervise Senior Property Managers and operations team members across the portfolio as assigned; may also have operational responsibilities at an assigned asset.
- Assist with the development, training, and mentoring of other team members and internal teams.
- Perform other duties within the scope and purpose of the job, as requested.
Requirements
KEY QUALIFICATIONS
- 15 years of related property management experience with real estate, preference given to candidates with specific knowledges and experience managing industrial and commercial.
- A leader and mentor who is willing and able to mentor and grown a high performing team.
- In-depth knowledge of real estate industry including general market practise and standards.
- Ability to drive performance metrics aligned with the operational strategy and an exceptional attention to detail in operational management.
- Experience in implementation of property management strategies across commercial real estate.
- Strong business acumen and judgment including negotiation, persuasion skills and diplomacy.
- Highly developed interpersonal and communication skills, both written and verbal, with emphasis on relationship building skills with staff, contractors, consultants, etc. At ease with both formal and informal presentations
- Ability to provide direction to third-party trades and consultants.
- Ability to work collaboratively with cross-functional teams, building consensus, communicating effectively and contributing to a positive, growth-oriented work culture.
- Self-starter with the ability to independently start/complete projects; results oriented with the ability to prioritize and manage multiple tasks and responsibilities, maintaining attention to detail.

Position Overview:
We are seeking a detail-oriented and highly organized Business Development Coordinator Proposal & Response Management to join our Business Development team. In this role, you will support our growth efforts by managing and preparing compelling, timely, and accurate responses to RFIs, RFPs, and RFQs.
The ideal candidate will bring a blend of proposal management expertise, marketing acumen, and practical experience using tools such as Microsoft Dynamics CRM to help drive business development strategy. This is a great opportunity for someone who excels in written communication, cross-functional collaboration, and deadline-driven environments, especially within the IT or professional services.
Key Responsibilities:
- Coordinate end-to-end proposal development processes for RFIs, RFPs, and RFQs.
- Analyze solicitation documents to extract key client requirements and evaluation criteria.
- Liaise with internal teams (sales, technical, finance, operations) to collect content and ensure completeness of proposals.
- Write, edit, and format proposals to clearly reflect company capabilities and value propositions.
- Ensure compliance, accuracy, and clarity in all submitted documents.
- Utilize tools such as Microsoft Dynamics CRM to track leads, manage pipeline updates, and support response strategy.
- Develop & Leverage marketing content and collateral to align proposals with brand messaging and market positioning.
- Track proposal submissions, monitor win/loss outcomes, and support post-proposal debriefs.
- Identify process improvements to enhance efficiency and quality of responses.
- Monitor and organize all incoming opportunities from registered VOR platforms such as Merx, Biddingo, and Bonfire, ensuring timely and appropriate response planning.
- Develop and maintain a library of reusable templates, checklists, and standard response materials to streamline future proposal submissions.
- Support the Business Development Manager and sales team by aligning CRM activity with business strategy and proposal opportunities.
Required Qualifications:
- Bachelors degree in business administration, Marketing, Communications, or related field.
- 13 years of experience in proposal coordination or business development support, preferably in the IT or professional services space.
- Strong command of RFx processes (RFI, RFP, RFQ) and experience managing proposal timelines.
- Excellent writing, proofreading, and editing skills.
- Highly organized with the ability to manage multiple priorities under tight deadlines.
- Strong collaboration and interpersonal skills.
- Hands-on experience setting up and configuring Microsoft Dynamics 365 Sales module, including organizing leads, opportunities, and automating sales workflows.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint); familiarity with CRM/proposal tools is a plus.
Preferred Qualifications:
- Experience in IT, engineering, consulting, or software services sectors.
- Familiarity with marketing workflows, brand messaging, or digital proposal design.
- Exposure to proposal automation platforms or content libraries.
- Basic understanding of business development and sales cycles.
