Position Overview :

Trillium Health Partners is seeking an experienced Senior Project Manager to join its Capital Planning and Redevelopment portfolio. Reporting to the Manager, Construction (M-Site), the Senior Project Manager will be responsible for supporting the Trillium Healthworks Project at M-Site, known as The Future Home of The Peter Gilgan Mississauga Hospital. Leveraging your experience in the building design and construction of health capital projects, the Senior Project Manager will function as the main point of contact between the hospital and the construction company.

M Site project is a new acute hospital, delivered under the Design Build Finance Maintain (DBFM) model in partnership with the Ministry of Health (MOH) and Infrastructure Ontario (IO). The new build will accommodate clinical and non-clinical support programs.

Responsibilities :

  • The successful candidate will act as the hospital’s representative key point of contact with the hospital and the construction company;
  • Lead quality control and assurance inspections on behalf of the hospital during construction, commissioning, and hand over phases;
  • Coordinate plans with other agencies having jurisdiction, including but not limited to the hospital operations, exterior vendors and Infrastructure Ontario;
  • Contribute to review and analysis of construction schedule, variations and consultants’ reports;
  • Advocates for the application of best practice throughout all aspects of the project;
  • Build trusted relationships with the project team and key internal / external stakeholders to advance key initiatives;
  • Strong ability to summary issues and escalate to Construction Manager
  • Consult with enabling departments such as EHSW, IPAC, Support Services and others as required
  • Coordinate hospital utility shut downs
  • Support communication with project working groups that are integral to the success of the project;
  • Engage and communicate with stakeholders on an ongoing basis and ensure changing resource and project requirements are met and understood;
  • Some evening and night shifts, as required to align with construction activities; and
  • Other duties assigned, as required to meet timelines and deliverables.

Skills & Qualifications :

  • University degree or college diploma in architectural, engineering, construction management or relevant equivalent in field construction experience.
  • Minimum of 7-10 years experience working in a hospital setting or with a hospital as a client or constructor related to implementation in construction industry
  • Direct experience with P3 delivery models in Ontario
  • Extensive knowledge in the planning and design of health capital infrastructure
  • Demonstrated insight into health care operations and pressures.
  • Excellent written and verbal communication and presentation skills.
  • Strong conceptual skills; systems thinking and ability to deal with ambiguity.
  • Superior analytical, problem solving, negotiation and conflict resolution skills.
  • Ability to build effective working relationships with a dynamic, professional team.
  • Demonstrated, skilled people management and staff development with emphasis on coaching, mentoring and leadership.
  • Competency in using Microsoft 365 applications, including Excel and Word, bluebeam.
  • Working knowledge of infection prevention and controls in healthcare construction and renovations
  • PMP designation or demonstrated skill with respect to project management, organization, and implementation with multi-user groups

The Construction Project Manager is responsible for planning, directing, managing and providing oversight of assigned renovations projects to ensure that Recipe goals and objectives are accomplished within prescribed schedule and budget parameters. • Coordinating major renovations, and conversion projects for Recipe branded restaurant concepts

• Managing general contractors, consultants, vendors, and suppliers

• Ensuring projects are delivered on time and on budget, ensure that proper invoice and cost tracking is maintained throughout the life cycle of the project

• Ensuring engineering, architectural, and design activities are completed accurately and in a timely manner

• Developing a construction schedule and accurate budget for each construction project

• Manage building permits and site approvals process, coordination with Landlord in delivery of base building and/or building pad

• Manage the tendering process, analysis and recommendation

• Coordinating equipment delivery and construction schedules

• Establishing and monitoring of budgets and adherence of variance controls

• Managing site communications and issue resolution. Major strengths will be around communications to key internal and external stakeholders

• Overseeing construction and conducting periodic site inspections to ensure quality, timing, and adherence to standards

• Liaising with various internal contacts including Design and Construction, Restaurant Operations, Supply Chain, Real Estate, Franchising, and Legal Departments to ensure projects are completed as per plan. Liaising with Franchisee’s through the construction process

• Managing day-to-day work on projects in construction phases; coordinate and make recommendations regarding status of work

What we are looking for from you:

• Technical degree in the construction field (i.e. P.Eng, CET, B. Arch) is required or related experience

• PMP certification is an asset

• Minimum 5 years in construction management experience is required

• Previous retail and/or restaurant project manager experience or equivalent is ideal

• Proven organizational skills and the ability to manage multiple priorities at same time

• Strong interpersonal skills along with excellent written and verbal communication

• Contract negotiation and management skills

• Ability to manage strict capital expenditures

• Ability to negotiate with contractor, landlords, consultants and suppliers on cost of work and timelines

Responsibilities

  • Maintain quality control Pre-inspections and inspections during and after the renovation process
  • Communicate with Client Representatives
  • Tracking the project from inception to finish and completing the project in timely manner as per the company standards
  • Coordinate changes during the course of renovation with Account Managers
  • Manage Sign-Offs, Manage the pickup and drop off material to the job site
  • Ensure project profitability, schedule adherence and client satisfaction
  • Manage overall project closeout including document maintenance, deficiencies and warranty work
  • Coordinating and rolling out project plans to all members of the project team for all assigned projects ensuring adherence to project plan, schedule and budgeted cost for projects
  • Analyze, measure space and design planning for implementation of interior design strategies.
  • Estimate the costs of future products using labour and materials
  • Assist in dispatching trades in the morning with material
  • Consult with clients to discuss quotations and estimates
  • Implement and comply with all health and safety policies and procedures
  • Participate in meetings with the prospective clients
JOB REQUIREMENTS 
  • A degree or college diploma in construction or civil engineering or project management is preferred
  • Minimum 5+ years’ experience in project management
  • A proven track record of successfully completing multi-residential renovation projects
  • Excellent organizational skills with demonstrated ability to execute projects on time and on budget
  • Proficiency in Microsoft Office products including MS Project
  • Strong interpersonal, communication, facilitation, and presentation skills
  • Previous experience of Property Management considered an asset
  • Proficiency with existing and current software and prompt aptitude for adapting to new cutting edge technology
  • Excellent understanding of building drawings, codes and site specifications

What you will do to complete this mission successfully:

  • Company representative on site
  • Responsible for planning the project tasks, organizing the master schedule, proceeding with the work estimate, contract award, controlling costs, managing the project and supervising the project team
  • Ensures good relations with the community, the client, the vendors and the project team 

 Project Coordination 

  • Coordinate work in collaboration with the project team
  • Establish work methods in collaboration with the Site Manager and the Superintendents
  • Negotiates   and   approves   the   selection   of   major   contractors   in   collaboration   with   the upper management
  •  Manage procurement
  • Organize and conduct construction site meetings as required
  • Participate in meetings with the client and circulates information required for smooth operations at the site
  • Organize internal meetings to effectively communicate relevant information, and coordinate resources, including subcontractors
  • Hold power to stop any activity carried out by Borea Construction workers that is considered non-compliant

Project Follow-Up 

  • Perform administrative follow-up-costs, productivity, contingencies, contracts, etc.
  • Perform technical follow-up-technical data sheets, inspections, etc.
  • Follow up on notices of change-estimation, bid to client, negotiation, issuance of orders and/or of contract; 
  • Follow up on payments with accounts payable department and accounts receivable department
  • Authorize payments to subcontractors and suppliers
  • Perform guarantee follow-up
  • Coordinate preliminary inspection of the work in collaboration with the superintendents
  • Coordinate preoperational verification in collaboration with the superintendents
  • Deliver the project in collaboration with the superintendent and obtain client’s final acceptance 
  • Reports performance indicators to Senior Management 
  • Other related duties.
