Job Description
Job Description
Multi-Unit Housing Projects | Nova Scotia
P.ENG REQUIRED - Residential subdivision & site development specialists only
REQUIRED QUALIFICATIONS - Must Have ALL: P.Eng Nova Scotia license (or eligible for immediate registration)
3+ years residential site development (subdivisions, multi-unit housing projects)
Civil 3D expertise with parametric grading and design templates
Municipal approval experience in HRM or Nova Scotia municipalities
Fast-paced development background (30-day permit cycles, not 6-month infrastructure projects)
If you don't meet ALL five requirements, do not apply. We only consider residential housing development specialists.
MANDATORY SCREENING QUESTIONSYour application MUST include detailed answers. Applications without complete answers will be automatically rejected.
What residential projects have you designed? Include project names, unit counts, municipality, your role, and timeline from design to permit approval.
Describe your Civil 3D and grading template experience. What parametric tools have you used? Provide specific examples of template development.
What's your fastest municipal approval turnaround? Describe the project scope, municipality, and how you achieved speed.
How do you approach design standardization for repeated projects? Give examples of creating reusable systems vs. one-off custom solutions.
Are you available for immediate start on contract basis?
CONTRACT PHASE:
- $4,000-$,000 per project (6-month projects)
- 10-20 projects annually = 40,000- 160,000/year potential
- Prove your fit while earning competitive rates
FULL-TIME TRANSITION:
- Junior Engineer: 100K base + 30% target bonus = 130K total
- Senior Engineer: 135K base + 35% target bonus = 182K total
- Multiplier opportunity: Additional disciplines (structural, MEP) earn 20-30% more
- Full benefits: Health/dental/vision, RRSP matching, professional fees, learning budget
This compensation is 30-85% above Nova Scotia market rates because A-player engineers produce 3-5x the output of average talent.
THE CHALLENGETraditional civil engineering treats every site as unique. Same grading calculations, different format. Same drainage principles, different approach. This repetition without reuse is why housing takes forever to build.
Your mission: Create the engineering system that changes this. Your designs get built immediately - no 2-year wait to see if your grading works. Next month, excavators follow your contours.
Systems over repetition. Build once, deploy everywhere. Your template library and decision trees will transform how civil packages are delivered for housing.
A MONTH IN YOUR WORKWeek 1: New site in Halifax. Your parametric grading template adapts to the slope in 2 hours. What used to take 2 days.
Week 2: Municipal comments arrive. Your documentation is so thorough, it's just clarifications. 48-hour turnaround.
Week 3: Construction starts on last month's project. You visit site, see your drainage solution working perfectly. One small improvement for next time.
Week 4: Expand template to handle Dartmouth's different requirements. System grows stronger.
TECHNICAL REQUIREMENTSEssential Expertise:
- Advanced Civil 3D with parametric design and template development
- Stormwater management and grading optimization for residential sites
- Utility coordination and servicing design for multi-unit developments
- Municipal infrastructure standards across Nova Scotia
- BIM coordination with architectural and construction teams
Performance Expectations:
- 30-day permit submissions
- 90% first-pass municipal approvals
- 48-hour comment responses
- Minimal construction issues related to civil design
Perfect fit:
- Pattern finders who see systems in site-specific chaos
- Speed seekers who hate waiting for approvals
- Builders who want to see dirt moving on their designs
- Problem solvers who automate repetitive work
Not suitable for:
- Engineers who love crafting unique solutions for every project
- Those who need multiple review cycles and established processes
- Infrastructure specialists without residential development experience
- Government engineers unfamiliar with private development timelines
We're a vertically integrated design-build company attacking the housing crisis through radical efficiency. We think like software engineers in a hardware worldbuilding systems that scale, measuring everything, improving constantly.
12 people doing what takes traditional firms 5x our size through systems, not bureaucracy. Work directly with founders and construction team on 12 projects underway, scaling to 50+ next year.
