Overview

Reporting to theProperty Manager, the Maintenance Technician is responsible for the completion of work orders and general maintenance and repair of an assigned portfolio of Centurion apartment buildings.

The Maintenance Technician is accountable for related resources, contracts, tools and supplies to ensure the apartment buildings are effectively and efficiently maintained to established standards and within established budgets.

Responsibilities

Relationship Development

Develop and foster positive relationships with co-workers and Residents. Ensure proactive timely resolution of co-worker or Resident concerns.

Customer Service

Professionally and courteously handle all Resident inquiries, feedback, complaints or concerns. Ensure a high level of Resident satisfaction is achieved through constant and consistent attention to Centurions Vision, Mission and Values. Promote a strong sense of community.

Ongoing Operations

Operate properties consistent with the expectations of Centurions corporate standards and approved annual budgets. Be responsible for ensuring all Centurion Property Associates policies and procedures are adhered to. Complete monthly fire system testing and annual fire drills as required. Administer and complete minor maintenance and Work Order repairs; review apartments at turnover and prepare a scope of work consistent with established renovation standards. Responsible for scope of work sign-offs. Accountable for accurate record keeping and documentation for Resident chargebacks. Ensure vacant apartments are always in a state of rent- readiness, clean and fully prepared for move-in. Maintain all building inventories and logs and complete all required checks. Ensure building preventative maintenance is scheduled and completed. Keep the exterior of the buildings presentable, and grounds clean and free of litter and debris. Ensure lawns are well-trimmed and flower beds well maintained; ensure drives and walkways are clear of snow and ice in winter, if this occurs notify the Property Manager to schedule contractors. Maintain par stock maintenance supplies, and complete regular inventories; order supplies as necessary to ensure the proper operation of the property. Report any building or apartment concerns or deficiencies promptly to the Senior Property Manager. Complete other duties as assigned.

Essential Service and Emergencies

Be accessible either in person or by phone 24 hours a day, 7 days a week to provide essential service in emergency situations (fire, flood, injury) as they arise or occur. Be fully aware and cognizant of fire and life safety procedures and execute on them in the event of any emergency.

Position Summary/Objective:
As a Maintenance Technician, you are responsible for contributing to the company's operational performance through maintenance program compliance and work order scheduling including reactive and preventative maintenance for technical and non-technical components.

Primary Responsibilities:

• Demonstrate and uphold Riverside Natural Food's Core Values.
• Understand and lead compliance with both Health and Safety and Food Safety practices.
• Attending breakdown call. Independently troubleshoot and resolve both mechanical and electrical issues.
• Escalate recurring problems to supervisor and work on eliminating them.
• Perform minor repairs, equipment set up, change over, overhaul, fabrication as needed.
• Perform preventive maintenance on manufacturing equipment including food mixer, slab forming machine, horizontal wrapper, robotic pick and place system, case packer, tunnel oven, conveyors, etc.
• Provide technical assistant / advice in Preventive Maintenance optimization effort.
• Assist outside contractors and ensure GMP policies are being adhered to.
• Performs work in accordance with established maintenance processes and practices including but not limited to recording work done, recording data for analysis, logging spare parts consumed, cleaning up work area, etc.
• Participate in cross functional continuous improvement initiative.
• Responsible for the highest standards of housekeeping & safety in all aspects of the job.
• Other duties as assigned.

Reporting Relationships

• This position report directly to the Maintenance Supervisor

Key Qualifications/Requirements

• Minimum 5 years of experience as Millwright Mechanic, Maintenance technician or Electrician
• Certified NOC 7311 or "Red Seal" Millwright Mechanics or Provincial Electricians Ticket (442A or 309D) preferred or working toward one
• Working experience with equipment such as vertical wrapper, horizontal wrappers, robotics pick and place, tunnel oven is an asset
• Knowledge of PLC, robotics, HMIs, and controls (Allen Bradley) preferred
• Ability to read technical drawings and electrical schematics
• Hands on working experience with the following is preferred
  • Power transmission systems
  • Electric and electronic controls
  • Pneumatic and hydraulic systems
  • Welding, brazing, and soldering
  • Servo and electric motors

• Provide emergency/unscheduled repairs of production equipment during production and perform scheduled maintenance repairs of production equipment during machine service.
• Perform mechanical activities, including but not limited to mechanical, electrical, pneumatic, hydraulic, troubleshooting, and repair of production machines.
• Read and interpret equipment manuals and work orders to perform required maintenance and service.
• Diagnose problems, replace or repair parts, test, and make adjustments.
• Perform regular preventive maintenance on machines, equipment, and plant facilities.
• Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.

Education:

• Millwright Certificate of Qualification (Red Seal).

Experience:

• Preferred: Minimum 5 years of experience in the maintenance of a manufacturing facility.

Physical:

The Maintenance Technician is responsible for ensuring that all manufacturing equipment and building systems operate at peak efficiency. They troubleshoot and repair equipment to keep harvesting equipment (such as tractors) running safely and operating at peak efficiency. This is a 40-hour a week position; weekend work may be required

• Respond quickly to repair equipment and components to minimize downtime
• Work closely with management and supervisors to determine priorities and courses of action to improve uptime, product quality and employee safety
