Dream is always looking for the best and brightest to join its thriving community. Dream is currently looking for an Intern, Investments to support our investments team on acquisitions and dispositions starting in January 2026.

The application deadline is Friday, October 24th. Selected candidates will be invited to attend a one-day assessment centre during the last two weeks of the month.

What will you do?

Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.

  • Develop and maintain financial models for use in evaluating potential investments using Argus Enterprise and Excel;
  • Participate in investment meetings, tracking and reporting on investment pipeline activities;
  • Build and manage transaction databases for industrial assets across all of our active markets;
  • Support the team through the deal execution and due diligence process.
  • Conduct industry research and assist in preparation of memos, presentations and reports for management as required;

What type of experience do you have?

In addition to being an assertive self-starter and strong communicator with a positive attitude, you need to be currently enrolled in an undergraduate program, with a focus on Finance, Accounting, Economics or Business Administration.

  • Prior relevant work or extra-curricular experience in real estate, finance, or investments would be a plus

OPPORTUNITY

Fengate is a leading alternative investment manager focused on infrastructure, private equity and real estate strategies. In 2006, Fengate established its first infrastructure fund with a mandate to invest in infrastructure investments in Canada. Today, Fengate has invested in over 50 assets across the energy transition, digital, social and transportation infrastructure sectors in the United States and Canada.

As part of their strategy to grow the infrastructure investment platform, Fengate is seeking to hire an Analyst to join their investment team in Toronto to expand their investment capabilities. Additionally, there is an opportunity to work with data center / AI portfolio companies for a secondment period of 12-18 months, resulting in either an opportunity to continue with one of the portfolio companies or upon completion of the secondment, move to Fengate Asset Management’s Investment Teams.

KEY RESPONSIBILITIES

  • Provide a wide range of financial and investment focused analytical support as required, including financial modelling, presentations, investment memos and diligence
  • Support diligence and analysis of new land, power or data center acquisitions
  • Participate in internal and external meetings as part of the team
  • Support capital markets initiatives, including equity and debt funding for portfolio companies
  • Support management team in quarterly board meeting preparation and analysis
  • Support sourcing, bidding and closing investments and financings
  • Support managing development partnerships and platforms
  • Support diligence of new and management of existing development partnerships/platforms for non digital infrastructure investments (including energy, social and transportation investments)

Requirements

KEY QUALIFICATIONS

  • Undergraduate degree in Finance, Economics, Engineering or a related field
  • Demonstrated experience in financial modeling, Excel and other statistical packages
  • 1+ years of cumulative work experience for a financial institution, data center company, energy company or other relevant background
  • Strong understanding of project risk (development, construction and operation) and project documentation
  • Strong organizational skills, and the ability to effectively prioritize in a demanding, high paced environment
  • Ability to formally articulate and present data as requested

Overview



Reporting to the Manager of Investment Analysis, the Junior Investments Analyst is responsible for professionally completing all underwriting, analysis, and due diligence related efforts for assigned acquisitions, commercial mortgage lending opportunities as well as joint venture equity investment activities for Centurion Asset Management Inc.


Responsibilities



Relationship Development

Develop and foster positive relationships with internal and external stakeholders, including joint venture partners, borrowers, banks, brokers and originators.


Ongoing Operations

Collect, analyze, and verify all underwriting and due diligence related information, including background and financial information, net worth, credit reports, actual or proforma rent rolls, operating statements, construction budgets, supporting third party reports, and other relevant documentation. Complete in-depth financial analysis and research on potential investments, using financial modeling to evaluate each lead against established criteria and providing recommendations based on your findings. Prepare investment proposal reports and other related materials for presentation to Management and the Investment Committee for approval. Assist with the preparation of security packages, term sheets and commitment letters as required. Perform regular market research and maintain a constant awareness of the competitive environment for similar products including pricing, deal terms, and deal structures. Completing other ad hoc tasks and project initiatives as required.


Requirements

  • Experience in the real estate industry considered an asset;
  • Enrollment in/willingness to pursue CFA program is considered an asset;
  • Bachelors degree in business, commerce, finance, accounting or a related field;
  • Knowledge of alternative mortgage lenders and products considered an asset;
  • Self-starter; highly motivated and able to take the initiative required to achieve goals and objectives;
  • Detail-oriented with excellent organizational skills and a strong ability to multi-task;
  • Excellent command of MS Office products: Excel, Word, Power Point; and

Position Overview

The Manager Investments will build and lead a team of Analysts.Coaching and providing career development while being an ambassador of the Pier 4 culture anchored in Professionalism, Integrity, Excellence and Respect.

Key Responsibilities

  • Oversee all underwriting, analysis, due diligence related efforts, structuring of debt and equity for each acquisition, disposition, and refinance
  • Prepare high-quality financing presentation and confidential information memorandums (CIMs) and participate in delivering lending presentations
  • Detailed review of monthly reporting packages for properties within the asset portfolio, ensuring these are complete, accurate, and reflect appropriate commentary on results
  • Coordinate activities with third-parties related to acquisitions, dispositions, and financing (i.e., maintaining pipeline, transaction/opportunity summaries, rent analysis, zoning review and assessment of environment risk and building conditions)
  • Complete in-depth financial analysis and research on potential investments, using financial modeling to evaluate each lead against established criteria and providing recommendations based on findings
  • Identifying and recommending investment properties
  • Building and nurturing relationships across Canada with brokers, principals, originators and other real estate professionals
  • Conduct on-site property level due diligence both during initial acquisition, with third party companies and continued support, as needed
  • Present on a weekly and monthly basis investment opportunities, debt restructuring initiatives, and asset performance to executive management
  • Create and manage complex financial models to support forecasts and facilitate decision making
  • Ensure staff members are achieving desired service levels and taking corrective action, as needed
  • Foster a work environment that values people and encourages participation, creativity, learning and accountability

Requirements
