About the Role:

We are seeking a highly analytical and detail-oriented Investment Analyst to join our growing team. This role offers the opportunity to work at either the Intermediate or Senior level, with the final title and scope of responsibilities determined based on your experience and qualifications.

In this role, you will work closely with the Director of Investments and Analytics to support data-driven decision-making. Key responsibilities include preparing monthly cash flow forecasts, analyzing job cost reports, managing equity calculations and investor return reporting, and automating management reports and dashboards.

Key Responsibilities:

  • Gather historical data and information from company internal databases and organize/format data in Excel, creating new financial models as required.
  • Create land and housing financial forecasts, financial reports, cash flows and equity investment reports for external and internal stakeholders.
  • Create and maintain a consolidated cash flow model from beginning to end of life for all assigned land development, construction and property management projects.
  • Maximize profitability and cash flows by analyzing complex project budgets and creating pro forma models.
  • Drive process improvements, including the creation of ad-hoc and standardized reports.
  • Drive improvements to ERP system setup and dashboard development.
  • Mentoring/knowledge sharing with colleagues.


About You:

  • Post-secondary education in commerce, math, computer science, or engineering.
  • CFA or MBA certification is a valuable asset.
  • 2-8 years of experience in financial modelling.
  • Exceptional skills in Microsoft Excel.
  • Experience with Yardi and/or NewStar ERP systems, and proficiency in SQL and VBA, is advantageous.
  • Preferred background in the real estate industry.
  • Excellent oral and written communication skills.
  • In-depth knowledge of cost and financial accounting procedures, analysis, and reporting.
  • Strong analytical abilities with meticulous attention to detail and accuracy.

As a **Senior Associate** on the Client Service team, you will be responsible for leading and coordinating consulting efforts to clients, while providing first class advice on a range of investment services to Defined Benefit and Defined Contribution plans and other institutional asset pools.
